  • I love the pod, but it's so funny hearing about what laws we have and what they mean when we have a felon in the White House. These ladies and many others believe in laws, but history shows that they don't always apply. These ladies and others have the right spirit, but the law is subjective mostly based on economics.

Talking Points

Recent interactions between the hosts and their guests.

Flip or Flop: The Truth About Flipping Houses with Al Blocker
Q: How do you source deals and keep a steady pipeline?
Off-market opportunities have become the primary source, with relationships and referrals driving most deals; I'm also working on stepping up social media to expand lead generation and joint ventures.
Flip or Flop: The Truth About Flipping Houses with Al Blocker
Q: What was the biggest ah-ha moment when you started flipping compared to now?
The biggest lesson was the need for contingency budgeting and realistic expectations about permitting and timelines; early on, learning to reserve funds and anticipate delays shaped my approach to every project.
Mortgage Note Case Study: Turning Performing Notes into $1M Profit
Q: How should a buyer account for borrower extra payments and potential refinancings in their offer and yield calculations?
Treat extra payments as gravy; base initial offers on the last 12 months of cash flow, then model potential refinances to optimize long-term returns, and use the payoff and equity dynamics to guide counteroffers.
Mortgage Note Case Study: Turning Performing Notes into $1M Profit
Q: What is the recommended approach when a note has strong equity and you're ready to bid?
Aim for higher bids, around 80% of the legal balance, especially when equity is strong, to preserve upside and reflect the risk; use 65-70% in some negative equity cases, and adjust based on actual cash flows.
Inside the Tape: 47 Distressed and Performing Notes for Individual Investors
Q: Ramon asked what return to target for a foreclosure, and how to set expectations?
The host explains that foreclosure returns vary by market and condition, suggesting targets around 20-25 percent in many cases, especially if the foreclosure can be resolved quickly, with higher potential in Texas. The key is to balance the bid with expected workout time and costs, aiming for substantial returns if the asset can be reinstated or foreclosed efficiently.
