  • Fraud

rarely write reviews like this, but I think people deserve to have as much information as possible before deciding whether to work with Scott Carson.

My interaction with him was disappointing. We had a scheduled meeting, and I had to take an important phone call that couldn't wait. It delayed our conversation by about 20 minutes. Instead of handling the situation professionally, he chose to retaliate by posting negative reviews about my company. That response alone told me everything I needed to... more

  • I love the pod, but it's so funny hearing about what laws we have and what they mean when we have a felon in the White House. These ladies and many others believe in laws, but history shows that they don't always apply. These ladies and others have the right spirit, but the law is subjective mostly based on economics.

How to Confidently Bid on Non-Performing Mortgage Notes (Without Seeing the Inside!)
Q: What does deferred balance mean for the payoff and UPB, and how does it affect bids?
Deferred balance is added to the payoff amount and extends the term, but UPB stays the unpaid principal balance; you must account for the deferred amount when calculating payoff and potential equity at auction, as this affects yield but not the base UPB.
How to Confidently Bid on Non-Performing Mortgage Notes (Without Seeing the Inside!)
Q: Can we base a bid on pay history even if interior condition is unknown?
Yes. The pay stream and last 12–24 months of payments help determine if the borrower has real motivation and if the note will perform, even when the interior cannot be inspected; posture should be to bid with the expectation of eventual foreclosure if payments stop.
Industrial Real Estate: The Secret Asset Class Adding Zeros to Your Net Worth with Graham Story and Jesse Durham
Q: What financing strategies do you use to acquire deals with limited upfront cash?
They use owner financing to create a high down payment via a second note, then refinance with traditional lenders, sometimes layering hard money for the down payment, and in some cases utilize substitution of collateral to bring in more deals; this enables acquiring property with little to no cash out of pocket.
Industrial Real Estate: The Secret Asset Class Adding Zeros to Your Net Worth with Graham Story and Jesse Durham
Q: What makes commercial real estate, and specifically smaller industrial space, more attractive than residential or larger industrial deals?
The value in commercial space is driven by the income stream and long-term leases; triple-net structures shift maintenance and operational costs to tenants, making the asset more predictable and easier to finance, with faster and more scalable equity gains on smaller, well-located buildings.
How to Tap Into A River of Motivated Sellers with Or Sapir from MotivatedSellers.com
Q: What makes a lead worth pursuing and how do you set expectations for closing?
Lead quality is enhanced by accurate distress signals, quick follow-up, and alignment with the seller's motivation; the key is active follow-up and not over-promising to sellers.
