I’m a full-time real estate investor who started listening to this podcast over a decade ago. Back then, I had just a couple of rentals as a side hustle. The hosts tend to talk about the “1% rule” fairly often and have indicated on multiple occasions that this is unrealistic in today market and the “0.8% rule” is more realistic in today’s market; which I have realized about my market also. This is my favorite podcast but this latest one on the guy who scaled his portfolio because he got money from a relative who passed, ya that is not applicable to the majority of the listeners and was a total waste of my time.

Beyond the ad load, the actual content has started to feel repetitive. It’s the same "financial freedom" formulas on loop without much fresh perspective or deep-dive substance into today's shifting market. It feels more like a market... more
