  • Dedicated Listener for Over Ten Years

I’m a full-time real estate investor who started listening to this podcast over a decade ago. Back then, I had just a couple of rentals as a side hustle. Today, I’ve built a diversified portfolio that includes single-family homes, multifamily properties (12–49 units), commercial assets, mobile home investments, and even land.

Real estate has since become our primary source of income. The combination of cash flow and tax advantages has been powerful—so much so that we’re often in a position to r... more

  • Enjoyable Podcast, periodic “calculator” episodes misleading

The hosts tend to talk about the “1% rule” fairly often and have indicated on multiple occasions that this is unrealistic in today market and the “0.8% rule” is more realistic in today’s market; which I have realized about my market also. However in this latest calculator episodes it’s said to go buy a $400k triplex that provides $4,500 in monthly rent, so $4.5k/$400k =1.13% which is quite a bit over the typical 0.8% and seems pretty unrealistic in today’s market without material defects in the... more

  • No more stories on people who inherit money please

This is my favorite podcast but this latest one on the guy who scaled his portfolio because he got money from a relative who passed, ya that is not applicable to the majority of the listeners and was a total waste of my time.

  • Waaaay too many ads and not enough new substance

I’ve been a long-time listener, but the signal-to-noise ratio has become impossible to ignore. Between the pre-rolls, multiple mid-rolls, and constant self-promotion for Pro memberships and bootcamps, it feels like nearly 20% of every episode is just a sales pitch.

Beyond the ad load, the actual content has started to feel repetitive. It’s the same "financial freedom" formulas on loop without much fresh perspective or deep-dive substance into today's shifting market. It feels more like a market... more

  • No longer helpful

The show is full of ads on ads. It used to be the most helpful podcast but went downhill. Tons of hype up and little useful content any more.

Talking Points

Recent interactions between the hosts and their guests.

She Started Investing in Her 50s, Now She’s Retired with 4 Rentals
Q: What role did technology and pricing play in her success?
A revenue manager and sophisticated pricing tools (like Pricelabs) helped optimize occupancy and revenue, allowing her portfolio to scale efficiently across different markets.
She Started Investing in Her 50s, Now She’s Retired with 4 Rentals
Q: How did she transition from an office job to owning multiple properties?
After years of researching, she bought a ski condo in Steamboat as a first investment, then gradually acquired three more properties in nearby markets, with careful financing and branding to support retirement goals.
Buy a $500K/Year Income Stream? This Is How to Do It
Q: What does it actually mean to go out and buy a business and what are the steps?
It involves education, exploring listings (Biz Buy Sell), submitting a non-binding LOI, engaging brokers, meeting the seller, building rapport, bringing in lenders and service providers, negotiating terms, and eventually closing; the process is multi-month and emotionally iterative.
If a Rental Doesn’t Pass This “Test,” Don’t Buy It
Q: How should Eli approach reserves for a BRRR in a lower-cost market?
Keep 20% of the rehab budget in reserve plus roughly 10-15k for very expensive potential repairs; plan for 15-20% overages and a contingency, and consider a buffer beyond repair costs for holding and financing until stabilization.
If a Rental Doesn’t Pass This “Test,” Don’t Buy It
Q: What's your go-to stress test before making an offer?
We underwrite conservatively, requiring that even after accounting for rent reductions and vacancy, the deal still pencils out, and we prefer doubles or triples in performance so a miss on a lower tier still leaves room for a successful outcome.
