  • Dedicated Listener for Over Ten Years

I’m a full-time real estate investor who started listening to this podcast over a decade ago. Back then, I had just a couple of rentals as a side hustle. Today, I’ve built a diversified portfolio that includes single-family homes, multifamily properties (12–49 units), commercial assets, mobile home investments, and even land.

Real estate has since become our primary source of income. The combination of cash flow and tax advantages has been powerful—so much so that we’re often in a position to r... more

  • Enjoyable Podcast, periodic “calculator” episodes misleading

The hosts tend to talk about the “1% rule” fairly often and have indicated on multiple occasions that this is unrealistic in today market and the “0.8% rule” is more realistic in today’s market; which I have realized about my market also. However in this latest calculator episodes it’s said to go buy a $400k triplex that provides $4,500 in monthly rent, so $4.5k/$400k =1.13% which is quite a bit over the typical 0.8% and seems pretty unrealistic in today’s market without material defects in the... more

  • No more stories on people who inherit money please

This is my favorite podcast but this latest one on the guy who scaled his portfolio because he got money from a relative who passed, ya that is not applicable to the majority of the listeners and was a total waste of my time.

  • Waaaay too many ads and not enough new substance

I’ve been a long-time listener, but the signal-to-noise ratio has become impossible to ignore. Between the pre-rolls, multiple mid-rolls, and constant self-promotion for Pro memberships and bootcamps, it feels like nearly 20% of every episode is just a sales pitch.

Beyond the ad load, the actual content has started to feel repetitive. It’s the same "financial freedom" formulas on loop without much fresh perspective or deep-dive substance into today's shifting market. It feels more like a market... more

  • No longer helpful

The show is full of ads on ads. It used to be the most helpful podcast but went downhill. Tons of hype up and little useful content any more.

Talking Points

Recent interactions between the hosts and their guests.

Morgan Housel: The Investing Expert’s “System” for Stress-Free Wealth
Q: Maybe you could start by just telling us a little bit about yourself. What drew you to this space in the first place?
Morgan describes his accidental path into writing about money after starting as a Motley Fool reporter in 2008, influenced by the 2008 financial crisis and insights from psychology, sociology, and biology to understand markets rather than a purely financial lens.
First Rental in 2016, Financially Free in 2026 (Every Strategy I Used)
Q: Should someone get a real estate license before investing, or can they invest without one?
Having a real estate license is not required to invest, and it can help in some ways, but it's not a prerequisite for investing; some investors choose to keep licensing in the family or team while not actively using it themselves.
I Bought 15 Rental Units While Making $15/Hour Putting Up Fences
Q: How did Britton fund the controversial multi-unit deal and what financing approach did you use?
Britton describes using a combination of seller credits, a construction loan, a short-term capitalization strategy, and later a portfolio loan to cross-collateralize multiple properties, allowing him to purchase a larger set of units with limited personal cash up front.
He Was Laid Off From TSA, Now He Owns an Entire Rental Portfolio
Q: What mindset is crucial when approaching lenders?
Approach lenders with a CEO mindset, a solid understanding of real estate financing, and the ability to articulate your plan, team, and expected outcomes clearly.
He Was Laid Off From TSA, Now He Owns an Entire Rental Portfolio
Q: What are the three things to bring to the table when talking to lenders?
Credit, capital, and capacity—plus a clear plan, a capable team, and a defined strategy for the property type and financing approach you intend to use.
