  • Great stuff

I love that David always speaks the truth and is not afraid to talk about the not so obvious stuff. I met him at a meetup and he is just as real in person as he is on the podcast. Thank you for the content you create.

  • Audio

You guys have got to do something about the audio levels. It's quiet but when someone gets a little louder it's x10 and almost hurts my ears. 😅😅

  • Great show but for the love of god!

This is one of the greatest real estate show. It reminds me of the old BP shows where people called in with real problems and solutions. It seems like so many shows are concentrating on the person with 1,000’s of properties or 100’s of million under control. Who are those shows for? Are they listening to those podcasts?

But…for the love of God. Buy a new silent keyboard or mute your microphone while typing during the interview I ASSUME you’re taking notes. But the click clack of your keyboard i... more

Mortgage Monday I Three Loan Types You Didn’t Know Existed (and how you can use them) I Episode 137
Q: What is the net rent program and who qualifies for it?
The net rent program aggregates net profitability from multiple rental properties to qualify a borrower for a primary residence, effectively combining full-doc and DSCR/bank-statement concepts to a higher DTI, enabling real estate investors with solid rental income to buy a home.
Mortgage Monday I Three Loan Types You Didn’t Know Existed (and how you can use them) I Episode 137
Q: How did you manage the self-storage portfolio deal and what made it work financially?
A two-building self-storage portfolio in Ohio was financed with 75% first and a 15% seller second, resulting in 90% total financing. The seller carried 15% to help close, and the borrower had a track record in storage, plus proximity to the properties, which reassured lenders.
Mortgage Monday I Three Loan Types You Didn’t Know Existed (and how you can use them) I Episode 137
Q: What type of property was involved in the pad split example, and how did you finance it?
The borrower owned a large eight- to nine-bedroom house and rented by the room. Since typical pad split financing didn't exist, we adapted by using a master lease structure and treating the rental income as part of a DSCR-like qualification, backed by long-term leases and verifiable deposits.
David Greene Show I Squatter Horror Stories-What to do if they come for you I Episode 136
Q: Okay. So I got a squatter in my house. How's this conversation going to go?
I'll outline the options: try regular eviction or ejectment, assess the risk of armed confrontation, and lean on legal counsel to guide the quickest, safest path to reclaiming your property; the goal is to get back control while minimizing risk and exposure to costly litigation.
David Greene Show I You’re Being Gaslit in RE Right Now. Here’s Why I Episode 131
Q: What should a new agent look for when choosing a brokerage?
Look beyond the headline split; priority should be on training, mentorship, and whether the brokerage provides real support that helps you grow, rather than just cheaper commissions.
