  • Great stuff

I love that David always speaks the truth and is not afraid to talk about the not so obvious stuff. I met him at a meetup and he is just as real in person as he is on the podcast. Thank you for the content you create.

You guys have got to do something about the audio levels. It's quiet but when someone gets a little louder it's x10 and almost hurts my ears. 😅😅

  • Great show but for the love of god!

This is one of the greatest real estate show. It reminds me of the old BP shows where people called in with real problems and solutions. It seems like so many shows are concentrating on the person with 1,000’s of properties or 100’s of million under control. Who are those shows for? Are they listening to those podcasts?

But…for the love of God. Buy a new silent keyboard or mute your microphone while typing during the interview I ASSUME you’re taking notes. But the click clack of your keyboard i... more

Talking Points

Recent interactions between the hosts and their guests.

The David Greene Show: I What Every STR Operator Needs To Know I Episode 146
Q: What have you learned about setting expectations and communicating with guests to prevent conflicts and bad reviews?
Set expectations upfront in listings and communications, show the good and the 'warts,' and make clear what's included and what isn't. This upfront honesty reduces disappointment, signals professionalism, and makes guests feel supported, which leads to better reviews and a smoother operation.
The David Greene Show: I What Every STR Operator Needs To Know I Episode 146
Q: First, why were you insane enough to start a short-term rental property management company, and how is it different from what you were expecting?
I got obsessed with real estate after moving to Colorado and realized, even when cash flow looked tight, that by managing properties I could build a sustainable model and even fund new projects. I learned early on that the best PMs are those who own property or deeply understand real estate, not just those who want to make the most profit; this alignment with the client's needs drives better service and outcomes.
The David Greene Show I Strategies, Struggles, and Stories From an STR PM I Episode 144
Q: If someone is starting over today, what would you do differently in building a STR portfolio?
Develop a strong understanding of municipality codes and regulations in target markets, prioritize markets where licenses are achievable, and run the numbers with a focus on regulatory feasibility and sustainable profitability rather than chasing rapid flips or flashy upgrades.
The David Greene Show I Strategies, Struggles, and Stories From an STR PM I Episode 144
Q: What markets would you consider for starting or expanding a short-term rental portfolio, and what should investors look for in those markets?
Focus on markets where licensing and regulations are clearer and more stable, balance price points with rehab costs, and consider areas with strong demand from work crews or travelers, while understanding local codes and process timelines.
The David Greene Show I Strategies, Struggles, and Stories From an STR PM I Episode 144
Q: How does the guest experience influence the decision to refund or partially refund to protect future reviews?
Evaluate whether the issue was avoidable, whether it can be mitigated by a policy or response, and consider whether a quick, human phone conversation can de-escalate the situation and preserve a positive review outcome.
