He Made $65,000/Month on His First Rental Arbitrage “Contract” (Real Numbers!)
Q: What is the biggest government contract Noble has secured and what does that illustrate about the potential scale?
A Navy contract in San Diego covering 400 doors with a five-year term and a total value around 44 million demonstrates that well-structured, multi-year opportunities can yield substantial life-changing revenue, especially when backed by scalable operations and partner networks.
From Homeless to Homeowner with a 7-Bedroom Rental Property
Q: How did you decide to go with FHA instead of conventional financing?
They chose FHA primarily for the lower down payment and a small difference in monthly costs when factoring in fees and rates, which made it the better option for their situation.
From Homeless to Homeowner with a 7-Bedroom Rental Property
Q: What was the inspection process like for you on buying this deal with FHA?
They faced a long list of required fixes from FHA, including tree removal, painting, gutter repairs, and a bathroom repaint, all of which were manageable and ultimately approved, allowing the closing to proceed.
Is the 2026 Housing Market Finally Becoming “Unstuck”? (Rookie Reply)
Q: How did you handle the surprise costs on your first deal, and what would you do differently now?
We would build bigger reserves and push to start renovations immediately after closing to keep holding costs down and avoid delays that push us past the ideal listing window.
This “Hybrid” Rental Strategy Is a No-Brainer for Rookies in 2026 (Rookie Reply)
Q: How should a rookie handle fear when buying their first property and dealing with tenants (including Section 8)?
Shift from fear to informed preparation by underwriting reserves (e.g., six months of reserves), vetting property management, and adopting tenant-supportive practices that still protect the business, such as offering targeted improvements and ensuring inspections pass.
