He Built a Thriving Business: Now He’s Trading It for Financial Freedom with Rentals
Q: What did your first house hack look like and how did it perform?
The first house hack was a duplex in North Buffalo where the mortgage and costs were about $600 per month, and the tenant paid roughly $850, resulting in immediate positive cash flow.
He Built a Thriving Business: Now He’s Trading It for Financial Freedom with Rentals
Q: What was the most pivotal moment when you decided to pursue real estate?
Realizing that there's a shelf life in the beauty industry and needing more freedom and time led to the decision to pursue real estate as a path to financial independence.
Inheriting Tenants: How to Raise Rent & Protect Yourself (Rookie Reply)
Q: How can I determine whether a short-term rental is worth pursuing in a saturated market, and what data should I examine beyond listing counts?
Assess both supply and demand by looking at listing growth, occupancy, and average daily rate over several years. Use a data tool like AirDNA to compare market-wide trends and ensure demand is outpacing supply before committing to a conversion or new listing.
Inheriting Tenants: How to Raise Rent & Protect Yourself (Rookie Reply)
Q: What should I do if a tenant is inherited mid-purchase and I want to raise the rent when the lease expires?
Use an estoppel agreement before closing to verify every lease detail, then approach the tenant with a renewal that offers options: renew at the new price or allow vacancy with exit terms. Be mindful of state-specific notice requirements and rent-cap regulations; if the lease is still active, plan to renegotiate at the end of the current term.
Don’t Make an Offer Without Including These 10 Items (Save Thousands)
Q: Why should window coverings be included in the contract?
Because expensive items like blinds, drapes, and shutters can be costly to replace if left behind or removed after closing, and specifying them prevents disputes about what stays with the home.
