  • Should be called Podcasting Rookie

As others have stated, the information provided by you and your guests is excellent, however the listening experience is severely lacking. Learn good mic technique. Edit out your verbal mistakes. Google compression. Use it. If you have editors, fire them and hire some that know what they’re doing. There is a terrible juxtaposition of the professionalism showcased in what you say and the lack thereof in the audio quality.

  • Fix the mics

I agree with other review… something is wrong with Tony’s mic, his voice is way too low/soft and fluctuates in and out, and then Ashley comes on and is screaming in my ear (a long with the annoyingly loud commercials). Please fix this so that we can comfortably listen to the entire podcast without adjusting volume CONSTANTLY. Otherwise, love the podcast!

Ps. Don’t have guests on who won’t share their bad experiences (latest episode 4/20/26). After the second ask/refusal for her to share, I tur... more

The Real Estate LLC Mistake That Could Cost You Thousands (Rookie Reply)
Q: In a competitive market like St. Charles, would you consider breaking even or slightly negative cash flow for a strong location as a first house hack?
Yes, because location benefits, loan terms, and personal living cost reductions can justify modest negative cash flow if long-term appreciation and rent premium on the other side compensate over time.
The Real Estate LLC Mistake That Could Cost You Thousands (Rookie Reply)
Q: How do you weigh below-market financing versus waiting for a truly cash-flowing deal?
In a normal investment, you'd wait for cash flow, but for a primary residence house hack, discounted financing can be acceptable to enable occupancy and long-term gains; the key is to ensure the deal at least breaks even or covers costs.
The Real Estate LLC Mistake That Could Cost You Thousands (Rookie Reply)
Q: Does it make sense to buy now just to capture the 5.25% rate, even if the first property doesn't cash flow well?
Yes, especially in a house hack scenario where living expenses drop dramatically and loan pay down plus appreciation add long-term value, making the upfront rate worthwhile if it enables a livable, lower-cost arrangement and future upside.
Making Over $10,000/Month with Just One Rental Property
Q: What was the first renovation priority when you walked into the property?
Erin explains that she initially planned minimal changes but immediately expanded the scope, ultimately renovating the full kitchen, bathrooms, floors, and other major components to elevate the property.
My Rental Property Has Zero Appreciation: Should I Hold or Sell? (Rookie Reply)
Q: What should I do or avoid in my first month of hosting?
Focus on high-touch, non-scaling efforts early, such as direct guest onboarding, personal welcome touches, and using Hospitable for automated yet human-friendly communications.
