  • Insightful Podcast w/ Great Guests

I know I’ve written a review prior but I don’t see it so adding this one! Jesse and Rafa are killin it in their furnished rental spaces with mid-term rentals and arbitrage, but I love how their show reaches a broader range of successful entrepreneurs that help you dream bigger for your life and business endeavors. Keep up the great work guys! - Host of Furnished Finder’s podcast “The Landlord Diaries”.

Thank you both so much for all the wonderful advice to help us get started on our STR journey. I’ve been stuck in analysis paralysis for almost a year and now, thanks to all the value content you bring to the podcast, I’ve taken action for my property listed! Wish me luck :)

  • Great pod

Great show, awesome prospective from two successful long time STR operators.i like how transparent they are and tell the truth about how a business is ran. The good the bad and the ugly. They both have different prospectives and are sometimes opposite with thoughts but they have a good flow.

Talking Points

Recent interactions between the hosts and their guests.

The HR Expert Behind Tim Bratz: Why Your Top Performers Leave | Scott Hanis
Q: What is the first HR hire that a short-term rental or real estate operator should make to grow and scale the business?
The assistant is the typical starting point to reclaim time (booking travel, scheduling, calendar management), followed by a revenue-generating role (sales or marketing) to bring in deal flow and lead generation.
How He Bought 600 Rentals Before Turning 27 ft. Donato Callahan
Q: So what's a syndication, what's LP, what's a GP split, and how could someone structure that deal if they're new?
Syndication pools money from multiple investors to buy a property, with a general partner actively managing and a limited partner providing the capital. The GP handles acquisition, management, and operations, while LPs provide funding and receive returns without ongoing management duties. Documents like PPMs and subscription agreements outline the structure, equity splits (commonly 20-50% to GP and 50-80% to LP, depending on roles), and how capital is raised.

Q: What actionable advice would you give listeners after this episode?
Blake advised to put oneself out there and attend networking events, as that is key to growing a service-based business.
#79 From Homelessness to Real Estate Success Through Short-Term Rentals w/ Blake Anthony Carter
Q: What was your big break that changed your life?
Blake's big break was being denied from college, which led him to enter the workforce and ultimately succeed in real estate.
#80 Buying a Property With 3% Down: Matt Krueger's Creative Financing and House Hacking Success
Q: What would you say would be an actionable step that somebody could take after listening to this episode?
Don't wait, you know, and find a way to make it happen. If you want this bad enough, you're gonna find a way to make it happen.
