  • Good at times but contradictory and condescending

They definitely started out as ABB Ambassadors advising all things ABB. While they do give some good feedback, it can be condescending particularly when ABB trends were called into question. They seemed to ease up on that tone to be less platform based

  • Love it!

I started listening to Thanks For Visiting as my husband and I are planning to return to Airbnb hosting after a nearly ten year break. A lot has changed since we were hosting and Sarah and Annette have become our trusted guides as we prepare for this journey. Not only is the information incredibly helpful (almost every episode I find myself jotting down a helpful hint, resource, approach or quote), but their enthusiasm is infectious!

  • A Must for Short Term-Mid Term Rental Enthusiasts

Before I even started my short term rental, this podcast, both Tuesday and Thursdays, was a must listen! Thank you, Lori S, Fort Wayne, for recommending.

Not an episode goes by that I don’t learn something that can help improve what I have to offer my community. Sarah and Nanette feel like old friends, and are there to help all of us level up in the STR arena. You’re missing out if you don’t listen to this podcast and you’re in the short term rental arena.

Talking Points

Recent interactions between the hosts and their guests.

543. The 3 Questions Every Smart STR Host Is Asking Right Now
Q: Why am I not booked after pricing below competitors with good photos and reviews?
Pricing is not the sole driver; trust, accurate marketing, and true comps matter. Ensure your photos, outdoor spaces, and claimed amenities truly reflect what guests will experience and align with a realistic market position.
543. The 3 Questions Every Smart STR Host Is Asking Right Now
Q: Should I convert my short-term rental to a midterm rental in the slow season?
Carefully assess market occupancy year over year, potential revenue from the few guaranteed weekends, and how opening a midterm model affects OTA visibility and future bookings; often a hybrid approach is challenging and requires careful management of two business models.
543. The 3 Questions Every Smart STR Host Is Asking Right Now
Q: Am I underpriced because I'm more booked than my competition and Price Labs is using the right data?
Understand that Price Labs provides data, but you must define your target comps, ensure bedroom-count alignment, and balance data with your own strategic decisions and market context to know if your price is truly optimal.
532. Hosting Hotline: Does Renaming Airbnb Photos Actually Improve SEO?
Q: Should we name the Airbnb photo with a keyword name for SEO purposes before we upload it to the listing?
Yes, you should name your Airbnb photos with SEO keywords before uploading them to your listing, but avoid using generic hype terms. Instead, focus on features, attributes, and amenities that match guest search behavior.
530. Hosting Hotline: Should You Adjust Airbnb Fees in PriceLabs or Airbnb?
Q: Would you still recommend changing the management fee through Airbnb, or are all changes to be made via PriceLabs?
Hosts should adjust management fees through Airbnb or their PMS, as PriceLabs does not allow those changes within its software.
