Morgan's represented a natural fit as a strategic consolidation of lifestyle brands, expanding our footprint and giving us a stronger platform to scale. Taking Morgan's private and integrating its IP under SBE allowed us to accelerate growth, sharpen our brand portfolio, and position for a broader global reach. The move was about scale, strategic alignment, and the opportunity to lead the category more decisively.

Q: What were the key steps that led you to build SBE into a global lifestyle platform?
The path began with identifying a gap for an elevated lifestyle experience across hotels, restaurants, and nightlife. I built the brand around three verticals, started opening flagship venues, formed strong partnerships (e.g., with Jose Andres, Jorge Pérez), and focused on executing at scale while maintaining a premium customer experience. The strategy was to prove a concept in the U.S. and then expand internationally, leveraging branding and operator expertise to attract developers.

Q: What was your approach to managing risk and debt during the GFC, and how did that shape Terra's later strategy?
We focused on selecting trustworthy counterparty relationships, renegotiating and paying down debt, and building a clean balance sheet by 2010. This disciplined approach allowed us to acquire strategically and pivot toward product design, park space, and neighborhood-focused development, setting Terra on a path to growth with a real long-term lens.

Q: How did Five Park come to you as an opportunity and how did you turn it into a reality given the South Beach density dynamics at the time?
The deal was driven by a close relationship with Crescent Heights, Russell Galbut, and Bruce Menon; we completed extensive community engagement to gain support, restructured the plan to reduce density from what was approved to 228 units with added public benefits, and leveraged a strong financing framework to underwrite it as a multi-family project during a challenging period, ultimately delivering a highly designed, walkable, mixed-use asset.
