Q: Why did you decide to prune the portfolio and shift toward private ownership after AIMCO's peak?
The market rewarded growth but I believed AIMCO could be a better landlord, a better employer, and deliver more sustainable value. The private path allowed us to focus on long-term cash flow, after-capital replacement, and customer satisfaction without the quarterly public market pressures, ultimately leading to AIR Communities and the Big 4 transition.

Q: What drove the big acquisitions and the spree in the AIMCO era, and how did you manage growth at that pace?
We doubled scale roughly every 15 months for eight years, pursuing a mix of ambitious acquisitions and strategic partnerships because they solved for location, scale, and efficiency. It was aggressive and sometimes reckless, but it created a platform that allowed for operating improvements, portfolio consolidation, and eventual focus on value creation for both tenants and investors.

Q: I read somewhere that you actually started a REIT while you were in law school in 1971. Is that true, and can you share some backstory?
Yes, it's true. I was working through law school and had exposure to a real estate client and a REIT window on Wall Street. With encouragement from mentors, we pursued going public in 1971, despite high interest rates and market turbulence, and raised about $62 million. It was a formative moment that set the stage for a long career in real estate investment.
