  • Informative and relative

The episodes about Why are landlords selling up and the one on whether an EPC affects a mortgage were of particular interest to me. Very useful updates on regulations in relation to property.

  • Add some diversity Phil mate!

There are useful tips to be gleaned for the first time buyer, but disappointingly Phil does little to interrogate the faults of the industry. The show has blind spots. This could be down to the lack of diversity in the guests. At points Phil and guests sympathise more with landlords than struggling tenants, and families blocked from the property ladder by landlords. Few guests, if any, seem to be tenants. Are the people on the podcast landlords? If yes, that explains the show’s tacit approval of... more

Talking Points

Recent interactions between the hosts and their guests.

Switching Mortgage Lenders Made Easy
Q: Is loyalty a thing? Is it always rewarded?
Loyalty can be rewarded by lenders but not necessarily with the cheapest rate; it's important to explore all options and compare what's best for your personal situation.
Switching Mortgage Lenders Made Easy
Q: If a homeowner's nervous, how would you reassure them through that?
There is support at every step from lenders, mortgage advisers, brokers, and solicitors, and despite the process being larger, the information gathered ahead of time typically makes questions easy to resolve and keeps you posted on timescales.
Switching Mortgage Lenders Made Easy
Q: Emma, what are the main reasons that people do change lenders? What kind of prompts it?
People switch lenders to save money with cheaper deals, often guided by a mortgage advisor or broker, or due to a lack of loyalty from lenders; it's a personal decision and varies by individual circumstances.
How to Choose the Right Solicitor
Q: Will I deal with the same person from start to finish if I use Napthens, or could an online firm split the work among teams?
Napthens tends to assign a consistent solicitor across the process to maintain continuity, whereas some online firms may hive tasks to different teams, which can affect personal hand-holding but may offer efficiencies.
How to Choose the Right Solicitor
Q: Is it okay to use an online nationwide conveyancer, or should you prefer a local firm?
Both can work if the conveyancer understands local title quirks and maintains communication; local firms often have established relationships with local agents which can aid problem solving.
