  • Know their agenda

Some helpful info sometimes, but their agenda is to get people to invest into their company. No matter how the market is, it’s always time for you to give them money. And some of the calculations they do to justify investing in real estate are really suspect.

Just keep in mind their agenda when you listen and know it’s not unbiased advice.

  • The word is anything NOT anythink!!

    Anything NOT Anythink!!!

Its so hard to take anyone serious who says anythink instead of anything all the time

This has slowly developed into a hard sell of their products podcast.

Very disappointing. I often fast forward past it or just delete without listening once I have scanned the podcast info. Used to be great, now at best its meh!

Stop the hard sell and I’ll listen again. I know quite a few people who just listen anymore due to the continual hard sell!

  • Don’t spend a bean on property education, training

I have been listening to your podcast for just over a week and I am hooked. I am burning both ends by listening to episode 1 upwards for background and basics, and also the most recent podcasts for more up-to-date nuggets.

I feel I have gained ten books and six months worth of research and learning in the last 10 days and I am most profoundly grateful. I aim to buy my first buy-to-let in the next 2 years depending on how many cappuccinos and MacMuffins my wife and I can skip.

    Power to you.

The only podcast I listen to religiously without fail. The Property podcast is a calming metronome of sense and reason in a sea of get rich quick nonsense. Keep up the good work 💪🏼

Talking Points

Recent interactions between the hosts and their guests.

ASK530: Is this short lease worth it? PLUS: How do I keep up with two sets of laws?
Q: Hi Rob and Rob. I'm very new to the property game... My question is about purchasing a bi-select property with a shortish lease remaining.
A long-term view is that lease length matters mainly for renewal costs and mortgage terms; if you're above about 105 years, you're generally fine, and you can extend later if needed, often at a reasonable cost.
ASK531: Why is this valuation so low? PLUS: How do I save faster?
Q: Why do mortgage valuations come in low compared to the market and what can you do about it?
Valuations are performed by surveyors hired by lenders who have no incentive to overstate value and can be exposed to liability if they do; they base value on market comps and the lender's risk. If the local comps move later, refinancing can align the loan value with current market levels.
ASK532: Why are there so many solicitors involved when purchasing a buy-to-let? PLUS: Should I be planning for future tax changes?
Q: What changes do you think are possible and how does that change our calculations for the future?
The hosts suggest focusing on defensive planning rather than trying to predict every policy change; investing via a limited company is presented as a pragmatic approach to mitigate potential individual-tax changes, while acknowledging the uncertainty and that long-term policy shifts may or may not materialize.
ASK532: Why are there so many solicitors involved when purchasing a buy-to-let? PLUS: Should I be planning for future tax changes?
Q: I'm just really confused. So I just wondered, I don't know, what have I done wrong?
Colleen likely hasn't done anything wrong; the process typically requires that the lender's panel solicitors represent the lender, a separate solicitor represents the borrower, and an additional independent advisor is often needed when buying through a limited company. The broker should help align solicitors with the lender, and paying for multiple sets of solicitors is common in complex, company-driven buy-to-let transactions.
ASK527: Can I refinance forever? PLUS: My tenant is demanding an EV charger!
Q: What would be the strategy for managing aging lenders and equity extraction in buy-to-let?
Lenders tend to lend more on property than on individuals; buy-to-let loans can be held into older ages, and there are some lenders with no age limit. If you want to maintain flexibility, you can continue to hold the properties and only stop taking equity when appropriate for tax or loan-to-value reasons, allowing the loan to age with you.
