    Anything NOT Anythink!!!

Its so hard to take anyone serious who says anythink instead of anything all the time

This has slowly developed into a hard sell of their products podcast.

Very disappointing. I often fast forward past it or just delete without listening once I have scanned the podcast info. Used to be great, now at best its meh!

Stop the hard sell and I’ll listen again. I know quite a few people who just listen anymore due to the continual hard sell!

  • Don’t spend a bean on property education, training

I have been listening to your podcast for just over a week and I am hooked. I am burning both ends by listening to episode 1 upwards for background and basics, and also the most recent podcasts for more up-to-date nuggets.

I feel I have gained ten books and six months worth of research and learning in the last 10 days and I am most profoundly grateful. I aim to buy my first buy-to-let in the next 2 years depending on how many cappuccinos and MacMuffins my wife and I can skip.

    Power to you.

Talking Points

Recent interactions between the hosts and their guests.

ASK526: Should I overpay my mortgage? PLUS: Can I bet on house price movements?
Q: Are there non-traditional routes to profit from regional house price movements without buying property?
Non-traditional options exist but are generally riskier or less effective: spread betting is gambling, options are complex, and UK residential REITs have largely diminished. The more reliable exposure remains through traditional property investment with leverage, or via shares in developers if one accepts higher volatility and risk.
ASK526: Should I overpay my mortgage? PLUS: Can I bet on house price movements?
Q: What should Amy do about paying down debt in a portfolio with high interest rates?
Maintain a strategic, not reactive, approach: selectively pay down the debt on the highest-rate property only if it doesn't impair overall profitability or future opportunity to act on favorable deals. Keep some cash available for when a truly good opportunity arises and avoid locking in capital unnecessarily.
ASK525: Has the market just crashed? PLUS: Should I make these upgrades now or wait?
Q: What is your current view on the 18-year property cycle given global events like the Iran situation?
We believe the 18-year property cycle is largely not applicable in its traditional form this time around; the market lacks the usual boom indicators and the data since the 2008 crash shows a much slower pace of price doubling, reducing the likelihood of an imminent crash unless extreme global events occur.
ASK523: Could this commuter hotspot boom? PLUS: The best way to read a property book?
Q: How should Pierre approach reading the second edition of the landlord book to maximize its usefulness?
Start by skimming to understand the general structure, then use it as a practical handbook—read the relevant chapters as you face real portfolio scenarios.
ASK523: Could this commuter hotspot boom? PLUS: The best way to read a property book?
Q: Scott, do you think commuter areas like Mansfield with good transport links to bigger cities can be attractive despite low entry prices?
Yes—the transport links can create a ripple effect from the bigger city, making commuter towns strong investment options when the core city remains unaffordable.
