  • Great podcast!

I learned a lot from this podcast episode. Reed and Jim stressed the importance of owning fewer high-quality properties with less debt, which I found impactful. I was particularly interested in Jim's property selection criteria, which include costs and attracting rental investors. I'm eager to learn more about his strategies in this aspect of real estate investing.

Talking Points

Recent interactions between the hosts and their guests.

Multifamily Investing in 2026: What's Actually Working Right Now w/ Gary Lipsky
Q: What conversations are you having with investors when distributions are paused or deals aren't performing as well?
The discussion centers on liquidity, alternative investments (e.g., other asset classes), and the need for patience as capital aligns with the realities of the current cycle while emphasizing trust and long-term cash-flow potential.
Multifamily Investing in 2026: What's Actually Working Right Now w/ Gary Lipsky
Q: Talk to me about how you're finding deals today, given there aren't just a plethora of deals as some expected.
Deals are scarce and many that appear are either older Class B/C or require significant capex; we're narrowing to newer properties in targeted markets like Tucson and Phoenix and relying on brokers to give us off-market opportunities before they hit the market.
Red Flags in a Real Estate Sponsor and How to Spot Them w/ Brian Burke
Q: What are the first three questions you or a passive investor should be asking a sponsor?
Ask about their experience across market cycles and whether they have ever lost money, their debt strategy and capital stack philosophy, and finally their overall investment philosophy and why they believe in the chosen asset class and market at this cycle.
The Proven Build-to-Rent Strategy Turning Investors Into Millionaires w/ Jim Sheils
Q: What kind of buy box do you look for when identifying land?
Jim explained that they aim for properties around the median family income, ensuring cash flow from new constructions, rather than investing in low-end neighborhoods with higher risks.
The Proven Build-to-Rent Strategy Turning Investors Into Millionaires w/ Jim Sheils
Q: What was the impetus to get into real estate?
Jim shared that he was encouraged by a family friend to consider income-producing real estate, despite having no financial background, leading him to buy his first property after college.
