  • My go to real estate podcast

This is hands down the best multi family investment podcast that I know of! Axel is thoughtful and consistent in his approach to investing. Real world advice from an actual practitioner. While the host does raise funds from investors, the content is extremely valuable and not just self promotion. Q: What would be your key advice to someone looking to start in multifamily investments?
Focus on scaling your portfolio and consider the benefits of less competitive markets.
#310: Growing From a Duplex to 900+ Units and Bringing Management In-House (And The Challenges of Doing So) with Lee Yoder
Q: What was the driving reason for bringing property management in-house?
We experienced pushback from our property management company about managing smaller properties, which led us to consider managing them ourselves.
#310: Growing From a Duplex to 900+ Units and Bringing Management In-House (And The Challenges of Doing So) with Lee Yoder
Q: What were some of the challenges you faced when you first started raising capital for syndications?
Every capital raise has been really hard; it's mostly been organic growth and establishing a track record over time.
#309: Optimizing Lease Terms, Actionable Budgeting, The True Cost of Turnover, and Becoming A Better Asset Manager with Stacey Hampton
Q: What are your thoughts on lease expiration management?
Distributing lease expirations carefully across different seasons can help maintain high occupancy rates. The first quarter should have the least, while a healthy percentage can be allocated to the fourth quarter to manage turnover effectively.
#309: Optimizing Lease Terms, Actionable Budgeting, The True Cost of Turnover, and Becoming A Better Asset Manager with Stacey Hampton
Q: How do you recommend that hypothetically, let's say you're this listener that I'm talking about as a sponsor of a few big deals, 100-plus unit deals, they've got a third-party PM company that manages them, and they're doing what they should do?
Look at the quality of follow-up from property management and focus on conversion rates rather than just occupancy. Also, track metrics that lead to KPIs to understand operational performance better.
