I anchored low at around $80k based on rough ARV and repair estimates, then later increased to $142k after doing more digging and recognizing there were other offers on the table. This allowed me to stay competitive while protecting my margin.

I shifted from a traditional W-2 path after being inspired by Rich Dad, Poor Dad and by seeing examples of entrepreneurship in Phoenix. When I hit a plateau there, I switched markets to Oregon, which had a lead generation edge for me and a better fit for my schedule.

The approach centers on being present, transparent, and prepared—showing the property, discussing each option honestly, and showing CMAs to illustrate value. Reaching out multiple times and listening to the seller's story helps overcome the hesitations created by a crowded market.

Q: What's new with the upfront payment program for investors, and how does it affect deal flow?
We launched a 90-day sprint where investors pay upfront to get first look at opportunities. Funds are recredited and can be applied to closing costs, buyer's premium, or rolled into another sprint. This improves cash flow and creates a dependable pipeline as we scale, while also screening for serious buyers.
