  • Note superstar

I’ve known Scott for about five years and taking a coaching class from him after doing that we bought and sold 31 notes that valued over 1 1/2 million dollars. If you want to learn the note, business and profitability of it, listen to what he says. He has hundreds of podcasts and YouTube videos that you can learn from and he gives these away. Stop procrastinating and get on board!

Why Small Balance Commercial Notes are the New Gold Mine - CRE Blueprint Podcast
Q: Is there a due diligence period when buying notes from banks like there is with property?
Yes, but it varies by seller. Banks may require a LOI and a structured due diligence period; private sellers or funds may operate with shorter timeframes. For large banks, expect a formal process and loan sale agreements; for smaller deals, more flexibility exists.
Why Small Balance Commercial Notes are the New Gold Mine - CRE Blueprint Podcast
Q: Why would a bank sell a note at a discount instead of foreclosing?
Because selling the debt is often faster and cheaper than foreclosing, and it lets banks release reserves and avoid lengthy, costly foreclosure processes, while also allowing them to write off a loss and clean their books.
Passive Income Strategies: How to Profit from Distressed Mortgage Debt - Wealth Strategy Secrets
Q: What is the recommended entry point and initial steps for someone looking to begin note investing?
Define your goals (passive vs. active), start with performing notes for easier onboarding, utilize free education resources and a three-hour class to learn fundamentals, then gradually scale by acquiring smaller notes and building a team to handle underwriting, servicing, and workouts.

Q: Is accreditation a requirement to invest in notes, and what are the licensing considerations across states?
No, you don't need to be an accredited investor to buy notes. However, certain states require licensing for note-related activities (such as mortgage brokers or debt collectors), so you should work with licensed servicers in those states or focus on states with simpler requirements while planning proper licensing if you operate there.
Passive Income Strategies: How to Profit from Distressed Mortgage Debt - Wealth Strategy Secrets
Q: What is the core difference between residential and commercial note investing, and how should a new investor decide where to start?
Residential notes typically offer easier automation through servicing companies and a clearer path to cash flow, making them a good entry point for passive investors. Commercial notes can offer higher yields but often require more active management and due diligence; start with performing or re-performing residential notes to learn the mechanics before tackling distressed commercial assets.
