It’s intentionally long-form — too many podcasts try to cram everything into 30–45 minutes, leaving no room for real conversation. John's goal is different: authentic stories, honest experiences, no fluff. Just two like-minded people talking shop, the way you would around a campfire. Listeners get to be a fly on the wall — learning through our stories, hearing both the wins and the failures, and w... more

  • Exceptional podcast

I enjoy the show a lot and regularly listen. I PM for a custom builder and the show was recommended to me. My only critique is that I want more of a learning aspect from the interviews. We obviously can learn much just hearing other’s experiences, but if some specific questions were also peppered in to draw out guest’s opinions on things, that’d be great.

Maybe some “what would you say to guys that are in this situation?” type questions would be awesome. Still, it’s a great show that I’ll conti... more

  • Great listen!

Johnny always has great guests and the conversations are never sugar coated. Although his projects are much larger scale than my own, he still keeps the conversation relatable with his candor and gets the most out of his guests.

I’m looking forward to what he has coming in the future!

  • Top Notch

I related most to Johnny on his previous podcast, so was psyched when GC launched. Every episode has progressively gotten better. Johnny provided great insights while letting the guest shine and it’s a truly enjoyable listen!

Talking Points

Recent interactions between the hosts and their guests.

Episode 40 Dave Hanes
Q: How did the pricing approach evolve from lump sum to cost-plus?
The guest explains that after encountering a large fixed-price project, they moved toward cost-plus to gain transparency, track actual costs, and justify margins. This shift was reinforced by a need to align incentives and better manage uncertainty in complex, bespoke builds.
Episode 38 Jason Pietruszka
Q: What were the key financial lessons from the 200+ home production era, and how did you change pricing and risk management going forward?
The episode highlights the dangers of lump-sum contracts in volatile markets. The guests discuss fixed pricing with allowances, explicit change orders, and strong upfront pricing discipline based on historic data. They stressed building in contingencies, tightening control of cash flow, and moving toward a bank-drought resilience model where deposits and draws align with construction milestones to avoid cash crunches.
Episode 38 Jason Pietruszka
Q: How did you transition from partnering on hundreds of production homes to running your own bespoke projects and rebuild after the Palisades fire?
The move was driven by a need to regain control over the project economics and quality. After the split, Jason concentrated on creating scalable processes, investing in design-led architecture through Shelter, and leveraging partnerships to pre-sell and manage risk. The Palisades fire accelerated a shift from development-heavy work to design-focused, client-centric builds with a robust back-end (finance, subs, and PM) to support higher margins.
Episode 17 Paul Charett
Q: What's your approach to front-end planning to reduce stress later in the build?
I intensively front-load decisions with designers and clients—sharing exact wood, finishes, dimensions, and samples—so the back-end has fewer surprises. This reduces anxiety on delivery day and helps ensure the client gets what they paid for and what they expected.
Episode 17 Paul Charett
Q: How do you price and protect yourself on bespoke projects where outcomes are uncertain?
I price by breaking out material costs, labor, and overhead while considering location and logistics, then add a risk buffer for potential mistakes; if the math doesn't add up, I don't take the job. I also use deposits and staged payments to align cash flow with the project timeline and protect myself from nonpayment.
