  • Very informative and well organized podcast

Casey Denman is extremely intelligent and clearly knows a thing or two about tax sale investing. He discusses topics that I never considered as a tax sale investor. He breaks tax sale investing down and gets into details. He clearly loves what he does as much as helping people. I’m very glad I found this podcast. Hoping to pull the trigger by joining the Tax Sale Academy soon. Thank you for this podcast and your generosity in helping others.

Recent interactions between the hosts and their guests.

E416: Tax Sale Q&A | Everything to Know
Q: Do you need to physically visit the property before bidding?
Visiting is ideal to verify property existence and condition; if not possible, hire a local scout to take photos and verify the property, ensuring you match what is listed online with the real site.
E416: Tax Sale Q&A | Everything to Know
Q: Why are there so many 0% bids?
0% bids can occur because bidders hope for a big win later or to secure subsequent liens; in many cases it's part of a strategy and can be leveraged alongside other liens and penalties depending on state rules.
E416: Tax Sale Q&A | Everything to Know
Q: How does a county sell off a piece of land that they know is worthless?
Counties generally must follow state law and sell tax foreclosed properties; they do not have discretion to withhold properties as a rule, though there are carved-out exceptions in some states. This prevents officials from hoarding properties for themselves.
E416: Tax Sale Q&A | Everything to Know
Q: What's the deal with tax sale overages?
Overages can be leveraged to contact former owners and inform them where money is, but the host is not a fan of the overage business due to ethics and inconsistent profitability; however, he sees some use in leveraging overages to help secure clear ownership in certain cases.
E416: Tax Sale Q&A | Everything to Know
Q: Do the properties that are being sold at a tax sale auction have liens or mortgages attached to them?
In most cases the liens are extinguished if the tax foreclosure is done correctly; only governmental liens can remain, such as code enforcement liens. The host emphasizes confirming with proper records and understanding the exceptions.
