Since Episode 1 I haven’t stopped listening to Seth. I’m a business owner and i’ve been spending my time on the food business for the last 7 years. We’re ready to move away to something else and land investing is what I’m aiming for. I look forward to acquire Seth’s training course and start my land investing business. God Bless you Seth!

  • REtipster is solid information!

I’ve bounced around to different RE sites and channels, still do. Even before internet days, I followed different subscriptions to news letters, etc. I’ve been in real estate 33 years. Since I started following REtipster that’s where I spend the majority of my precious learning time!

REtipster is hands down most useful source around! I came here for the Land, a new area for me, but I’ve really benefited from hearing about other areas of Real Estate as well. Always something useful!

His knowledge and experience are truly impressive, making his episode a must-listen for anyone interested in exploring this opportunity.

Talking Points

Recent interactions between the hosts and their guests.

The AI Shift No One Is Ready For w/ Callan Faulkner
Q: How should someone approach the idea of AI-driven branding and marketing within their real estate business?
Use tools like Brand Guardian to create a centralized knowledge base that captures your messaging, tone, and unique selling points; train AI to respond consistently, then deploy a sales wizard to answer questions and guide buyers, reducing the need for constant manual input while preserving authentic voice.
The AI Shift No One Is Ready For w/ Callan Faulkner
Q: What are practical use cases land investors should start with for AI today?
Start with deep research prompts, contract analysis, and transcript-based modeling of deals. Train Claude on your specific deal histories to generate high-impact questions, summarize documents, and automate routine communications, then progressively build skills or triggers for more complex workflows like subtasks, due diligence, and offer memorandums.
The AI Shift No One Is Ready For w/ Callan Faulkner
Q: With AI agents and guardrails, where should we draw the line, and what are the real risks of letting an AI agent take control of the computer?
The key is to have strong human oversight and to design AI agents as decision-support tools that handle repetitive tasks, while humans review and confirm important choices. Bring Your Own Encryption and careful data handling are essential for security; use AI to aggregate data and present options, but keep final decisions with people.
Why Your Financial Advisor Ignores Real Estate w/ Henry Yoshida
Q: What are the biggest pitfalls or common mistakes people make when using retirement funds for real estate?
Common issues include attempting to use leverage inside an IRA, violating prohibited transactions, and failing to properly separate assets to avoid personal conflicts or self-dealing; strict adherence to IRS rules is essential.
Why Your Financial Advisor Ignores Real Estate w/ Henry Yoshida
Q: What types of real estate investments work best with these accounts—syndications, direct property, or funds?
Syndications and funds are well-suited for custodial accounts, while direct property investments work better with checkbook control, especially for ongoing cash flow management and timely disbursements.
