  • Great podcast!

I really enjoyed this episode of the podcast. It was truly enlightening. Fred's expertise in note investing shines through as he explains the concept of buying mortgage notes instead of properties. I learned that mortgage notes can be a great way to bypass banks and become the lender. This can be a more profitable way to invest in real estate, and it can also give you more control over the investment.

Talking Points

Recent interactions between the hosts and their guests.

The Red Flags Most Investors Miss When Vetting Sponsors | Ben Kahle
Q: Can you talk about how you vet operators and what you look for in a sponsor?
We focus on the operator as the key driver of value, evaluating track records, tenure in asset type, and prior outcomes, then verifying with third-party sources like brokers and loan histories to ensure consistency with reported performance.
What Most Property Managers Get Wrong About Their Own Numbers | Mo Hussein
Q: Why is it important to have proper books and accounting in your management software?
The discussion emphasizes trust accounting for third-party owners, the need for a single source of truth, and the risk of co-mingling funds when using generic tools; dedicated real estate platforms provide audit trails and better property-level perspectives.
What Most Property Managers Get Wrong About Their Own Numbers | Mo Hussein
Q: Tell us a little bit about your background and your experience with Yardi and AppFolio.
Mo explains his 15-year immersion in the industry, starting at AppFolio, then Yardi, with practical insights into how those platforms sit in the tech stack and how data should be structured to support real estate decision-making.
From Carpet Cleaning to a $70M Real Estate Portfolio with Doron Levi
Q: What was the turning point that led you from your first business to real estate development?
After exiting a debt-ridden carpet cleaning business, he emphasizes the shift from chasing revenue per job to building recurring revenue and strong client relationships. A pivotal moment was recognizing the need for the right leadership and people, followed by pivoting to development to leverage capital, team, and systems for larger, more scalable projects.
From Carpet Cleaning to a $70M Real Estate Portfolio with Doron Levi
Q: Tell us where you came from and how you got started in business and in real estate.
Doron Levi describes growing up across Israel and Africa, feeling limited by geographic constraints, and eventually immigrating to pursue opportunities. He explains starting in service-based businesses, notably a carpet cleaning venture, learning through hard work and relationships, and then expanding into disaster restoration and ultimately real estate development, always viewing ventures as scalable businesses with core pillars like operations, finance, HR, and marketing.
