  • On the decline, glorified shysters. Now full of ads.

The addition of advertisements make this no better than the other hustlers out there (like bigger pockets). Kathy seems like a nice person, but she doesn’t push back when guests make questionable claims. Remember, they all have something to sell you / a motive that’s ulterior to simply telling the truth.

  • Great for newbies

Kathy always makes sure the content can be understood by new investors, so that is very appreciated! I like how she will have a guest on, do a quick episode, then link to a webinar where you can learn more. Great show. Thank yo, Kathy!

  • Sometimes intersting

Sometimes there is valuable information, sometimes I feel like it is not relatable or relevant. Please explain how someone can get started without being a millionaire. Please do not interview an investor from 1960 who bought a property in San Francisco for 50k that’s not relatable!

Talking Points

Recent interactions between the hosts and their guests.

Short-Term Rental Investing in 2026: Deals, Cash Flow & Market Trends with Avery Carl
Q: What do you consider good financial metrics when evaluating a potential SDR purchase?
Aim for income near 15-20% of purchase price after ramp-up, with emphasis on cash flow stability and reasonable expenses; avoid overpaying or financing heavily with high-HELOCs, and focus on property that can reach sustainable cash-on-cash or net income targets through disciplined management and occasional improvements.
Short-Term Rental Investing in 2026: Deals, Cash Flow & Market Trends with Avery Carl
Q: Will you summarize what markets are performing best right now for short-term rentals and why?
Market performance varies by goals, but opportunities remain in vacation-oriented destinations where demand is tied to tourism; success hinges on buying right, financing smartly, and aggressive yet prudent management rather than chasing overpriced luxury amenities.
Iran Conflict, Tariffs, and AI: J Scott Breaks Down the Economic Risks for Real Estate
Q: What role does AI play in the real estate outlook?
AI could lead to deflationary pressure over a 5–10 year horizon by cutting labor costs and reducing demand for office space, which may lower rents and values in certain segments, though the timing is long-term and not imminent; until then, real estate remains a favorable hedge against inflation and provides cash flow potential.
Iran Conflict, Tariffs, and AI: J Scott Breaks Down the Economic Risks for Real Estate
Q: How might tariffs influence inflation and the housing market?
Tariffs create uncertainty and can push costs up, but the overall inflation impact has been smaller than feared. The key is that uncertainty tends to reduce business hiring and investment, which can indirectly dampen the housing market through slower transaction activity and lending activity.
Iran Conflict, Tariffs, and AI: J Scott Breaks Down the Economic Risks for Real Estate
Q: What are your thoughts currently on the situation with Iran and how it could affect US real estate?
The impact depends on how long the conflict lasts; inflation as a result is possible but not guaranteed to spike dramatically. The bigger concern is uncertainty driving down transaction volume and delaying decisions, while real estate remains a relatively sturdy asset in turmoil due to its intrinsic demand and inflation-hedging properties.
