  • On the decline, glorified shysters. Now full of ads.

The addition of advertisements make this no better than the other hustlers out there (like bigger pockets). Kathy seems like a nice person, but she doesn’t push back when guests make questionable claims. Remember, they all have something to sell you / a motive that’s ulterior to simply telling the truth.

  • Great for newbies

Kathy always makes sure the content can be understood by new investors, so that is very appreciated! I like how she will have a guest on, do a quick episode, then link to a webinar where you can learn more. Great show. Thank yo, Kathy!

  • Sometimes intersting

Sometimes there is valuable information, sometimes I feel like it is not relatable or relevant. Please explain how someone can get started without being a millionaire. Please do not interview an investor from 1960 who bought a property in San Francisco for 50k that’s not relatable!

Q: How do you handle tenant conflicts when you're not living on the property?
Maintain documentation, enforce lease terms, and be proactive with communication; consider third-party management options as the operation scales.
How to Invest in Real Estate with Little Money Down with Danielle Daly
Q: What are the key factors that make house hacking work in practice?
Living in the home, renting rooms, and presenting a clear, documented lease with defined responsibilities helps ensure cash flow while keeping costs manageable, even in high-priced markets like Denver.
How to Invest in Real Estate with Little Money Down with Danielle Daly
Q: How did you afford your first property with only 3% down on a conventional loan?
Danielle saved up about $35,000 over a year and used 3% down on a $500k property, proving a substantial down payment is not always required when you live in the home and rent out rooms to cover costs.
From Accidental Landlord to 75 Rentals | Jessie Lang's BRRRR Strategy Success
Q: Do you think you have to live where you burr?
No, you don't have to; she lives in Columbus but operates as a remote investor thanks to a trusted in-house team that handles renovations, property management, and maintenance, making it feasible to invest in other markets without daily on-site presence.
From Accidental Landlord to 75 Rentals | Jessie Lang's BRRRR Strategy Success
Q: What is your buy box today and has it changed from what it was?
The buy box remains focused on two to three bedroom, one to two bath single-family homes, with about 1500 square feet max; price and ARV have shifted, but the core strategy—finding solid, cash-flowing single-family homes in select zip codes and applying BRRRR—stays the same. Rehabilitations are now planned with future ease of management in mind, and the team pipeline keeps the process efficient.
