  • Farm House Remodel

I was expecting a deep dive into the deal as described. You could tell zero prep work was done before recording. They couldn’t remember when they did the deal, how much the house was, how much they put into it or what they sold it for. If a deep dive is how you describe your content, do some prep work to know what the details actually were vs how you think you remembered it.

The human element remains crucial; AI can process data and streamline tasks, but network-building, personal relationships, and local market knowledge are irreplaceable for long-term success.

296. How Commercial Real Estate and AI Collide with Brad Andrus
Q: How did the Denton Fine Arts Theater project get funded, and what are the key financial levers?
Funding relies on a mix of tax credits, forgivable city grants, and careful debt planning. The deal leverages credits to reduce construction costs, while grants help offset operating needs during early years, and the rest is self-funded with a plan to open to broader community participation later.

Q: So, when you say you own 1,800 units, how many buildings is that across?
Those are owned by my LLCs, and we have about 25 different LLCs managing properties of varying sizes, typically clustered around 200 units per office.
