  • Nauseating DEI

You’d think given the name that this podcast would be about REITS or business but no no my friend. most of the 12 minute shows are a nauseating ride on the diversity & equity rollercoaster where you can’t get off and while you wait for the next minute to finally hear something worth while; it’s just the same talking points from the mandatory dept training sessions you have to go to if you want to stay employed.

Have podcasts about real estate not ridiculousness.

  • Terrible Audio Quality

I really wanted to like this show. I’m interested in the topics, but the audio quality is way too distracting to hear what they’re saying.

It sounds like two people are speaking to each other through solo cups tied together with a string.

Please invest in audio equipment from the year 2021.

  • It works now

Tried many times and it did not work, it wouldn’t play any episode. Once I posted the issue here, it very soon worked and I’m now changing my feedback. Thanks NAREIT!

Talking Points

Recent interactions between the hosts and their guests.

CenterSquare’s Todd Briddell Highlights Alpha Opportunity, Innovation in REIT Market
Q: How have conditions changed over the years, and what is the current outlook for IPOs in REITs?
Conditions have shifted from high-fee, active private markets toward more cost-efficient public markets, with selective private products still appealing for lower volatility. Today, certain REIT sectors like senior housing show cost-of-capital advantages and IPO potential, while data centers could see sustained interest; overall, the public market may trade with a long-term cost-of-capital advantage in appropriate circumstances.
Hazelview Investments' Sam Sahn Sees Uptick in Investor Appetite for REITs
Q: What role do valuation gaps between public and private markets play in investment strategy?
Valuation gaps attract sophisticated capital seeking to capture arbitrage between public trading levels and private asset prices, supporting ongoing M&A and go-private activity as valuations normalize.
Hazelview Investments' Sam Sahn Sees Uptick in Investor Appetite for REITs
Q: Which sectors look most compelling today and why?
Data centers stand out for growth and leasing demand, driven by hyperscale and enterprise needs; senior housing shows secular growth due to demographic trends; industrial is recovering as supply and geopolitical tensions ease, all contributing to stronger fundamentals.
Hazelview Investments' Sam Sahn Sees Uptick in Investor Appetite for REITs
Q: How have regional dynamics affected REIT performance, particularly in the US versus Asia?
US REITs showed weakness in 2025 but are stabilizing and improving early this year, while markets like Japan and Hong Kong have been leading gains, with Japan and Hong Kong contributing to a stronger regional performance in 2025 and into 2026.
Hazelview Investments' Sam Sahn Sees Uptick in Investor Appetite for REITs
Q: What is driving the recent shift in investor sentiment toward REITs and real estate?
The shift is driven by a gradual reentry of investors into REITs, seeking cash flow stability, diversification, and liquidity, after years of underexposure and concerns about the post-COVID landscape, inflation, and rate pressures.
