Monday Monday Morning Coffee with Anthony Morena
Q: When looking at real estate investing, what is the biggest red flag for you?
It's the price per square foot; that's where you win or lose a project early on, and if it's too expensive, you'll see it pretty quickly.
Monday Monday Morning Coffee with Anthony Morena
Q: What is your margin of safety when evaluating investments?
I kind of call it, what's your margin of safety? You want to try to build in a margin where it's like, if the market drops 18 to 20%, can you protect the investor's money?
Monday Monday Morning Coffee with Anthony Morena
Q: Have you found like with rentals that there's a scale where the rents do become something that you can live off?
Yes, it's a slow snowball effect; once you hit certain thresholds, you can start to look at your costs and realize your revenue has covered them.
Monday Monday Morning Coffee with Anthony Morena
Q: How do you evaluate land for development?
I didn't look at it that different today than I did back then; you're really looking at the price of land, plugging in construction costs, and estimating the exit value.
Monday Monday Morning Coffee with Anthony Morena
Q: How did you get that first deal off the ground? Financing, drawing, everything?
It took five years to do the project from beginning to end, and I was just kind of learning as I went.
