  • I am not ok

There is an ad far to frequently saying I’m not ok. Yeh I get it mental health is important but if you have to play ads to pay for your podcast how about you not play the say one on playback constantly.

  • Audio quality

Useful stuff but could do with better audio. Could also do with better diversity of host (different change from Frances would be welcomed) as well as greater ethnic diversity of guests.

  • Decent show, but…

Consistently bad audio since Business Desk took over. Dunno if it’s software or internet issues, but it’s every episode so it’s on the interviewer’s end. Not a good look, needs to be fixed.

OCR holds, rates rise? Brad Olsen explains
Q: What does the official cash rate actually mean for everyday borrowing costs?
Brad Olsen explains that the official cash rate is the short-term rate banks pay to hold money, which influences floating rates, while longer-term rates are more driven by wholesale swap rates. This helps explain why some loan portions rise even when the official rate remains unchanged.
AFIC's hundred-year long game (Australian Foundation Investment Company)
Q: How does leadership transition affect AFIC's investment DNA and strategy going forward?
The new leader Alison Gibson will maintain the same investment DNA and process, using her prior experience within the firm to continue the disciplined approach while bringing her own style to governance and portfolio management.
AFIC's hundred-year long game (Australian Foundation Investment Company)
Q: Why choose a LIC like AFIC over constructing a portfolio of stocks yourself or using an ETF?
AFIC emphasizes active stock research, a long-term investment horizon, and permanent capital, which allows them to avoid the indiscriminate buying/selling typical of ETFs and to meet management and governance standards that a company structure provides.
AFIC's hundred-year long game (Australian Foundation Investment Company)
Q: Can you talk me through where AFIC is currently invested and what sectors you're focused on?
AFIC looks for quality, growth-oriented companies with strong management and balance sheets rather than chasing market themes. They maintain broad exposure across core holdings and selectively invest in growth industrials while avoiding overvaluation in frothy segments.
A property fund for the future economy
Q: You have $1,000 to invest in just one property class, industrial data centers, office, agriculture, where does it go?
Data centers stand out for rapid growth driven by power and capacity needs, but there is no one-size-fits-all answer given the seven asset classes Centuria manages; a strong case can be made for data centers if you can access the right scale and partners, otherwise diversification across sectors remains prudent.
