  • Essential Listening

I am an avid listener to Steve’s podcast and I am also a TWA member. I never miss an episode, it helps me to stay motivated and focused. His points are simple and logical; a paradigm shift from what most of us know and have been taught. I’m so happy I discovered TWA almost two years ago and took action. Now a retirement that looked bleak and uncertain looks very, very bright and clear. Do what he says. He’ll change your life for the better like you would never believe!

Talking Points

Recent interactions between the hosts and their guests.

Ep. 817 - Income VS Non-Income Producing Assets: Which Do You Have?
Q: Can we use 401k money to invest in real estate without penalties?
Yes, with proper plan like a quadro (qualified domestic relations order) to shift ownership between spouses in a community property state and then roll over into self-directed 401Ks, enabling investment in income-producing assets.
Ep. 817 - Income VS Non-Income Producing Assets: Which Do You Have?
Q: Is there an optimal time to sell a rental house?
The host says there is no crystal-ball optimal time to sell; instead, sell in markets where you have a clear plan to reinvest the profit into more real estate, using strategies like 1031 exchanges to defer taxes and grow your portfolio.
Distressed Properties: The Fastest Path to Wealth?
Q: What is the biggest hard money loan you will go to? Will you do more than four units?
We cap out at four units for hard money in Texas; for longer-term financing we can go national, with DSCR or conventional options, but the focus remains on keeping the portfolio manageable and under the right underwriting.
Why He Went Bold With 220 Units Instead of Starting Small
Q: What was the starting point for Howard's real estate journey and why did he choose 220 units to begin with?
Howard explains that while many start smaller, he had the conviction and the right deal dynamics to scale quickly, leveraging a co-GP role, deal sourcing, and relationships to secure a high-potential 220-unit project.
I Bought My First Duplex at 19 and Never Looked Back
Q: Now, one of those is a little apartment, right?
Connor mentions that he has a 12-unit apartment and recently closed on a 29-unit property, expressing his aim to scale up into larger multifamily properties.
