  • One of the better ALF podcasts

Buuuuut, it’s so glitchy! I can tell ALOT of content is getting cut. Too much editing! I wish it was uncut interviews. I would not mind 2-3 hour podcasts. I want to hear it all! Please stop trimming so much content. I want to hear the whole conversations, flaws and all!

Design Like Disney, Care Like Family — with Tom Hignite
Q: For Wisconsin, how many residents can you have in an adult family home, and what are the key constraints?
In Wisconsin, an adult family home generally accommodates four bedrooms for four non-relatives, with strict rules about exits and entrances per floor; staffing ratios and state regulations limit expansion, so most homes stay at around four residents unless transitioning to larger facility types.
From Care Patrol to Majestic Residences: Chuck Bongiovanni’s RAL Franchise Journey
Q: What led you to start Majestic Residences and pursue a franchise model for Residential Assisted Living?
I wanted to solve why so many good care homes failed to run as businesses and to package the best practices into a scalable model that combines good care with strong operations, marketing, and technology. The franchise structure accelerates growth by sharing proven systems, branding, and support while keeping a high standard of care.
From Zero to Five Homes in a Year: Johnny ‘Cashflow’ & Ricardo Garcia’s Angels Haven Care Journey
Q: How do you approach seller financing and what should listeners know if they're considering it?
Understand the seller's pain points, align goals to create a win-win, structure deals to delay taxes for the seller, and ensure continuity of care by keeping the staff and licenses in place.
From Zero to Five Homes in a Year: Johnny ‘Cashflow’ & Ricardo Garcia’s Angels Haven Care Journey
Q: What were the key steps that allowed you to grow from zero to five locations in about a year?
We bought existing properties first to leverage established staff and reputations, built strong relationships with healthcare providers, then used creative financing and seller financing to expand quickly while maintaining care quality.
Care Home Design as Investment Strategy: From Operational Ease to Higher Returns
Q: What has been a surprising challenge when designing residential assisted living homes and how did you overcome it?
The challenge often lies in reconciling conflicting priorities among residents, caregivers, and operators. We overcome it by participatory design, collecting input from seniors, families, and staff, and by iterating on layouts to maximize function and comfort while staying within budget.
