We typically use CMHC for both construction financing and the long-term mortgage, with CMHC guarantees enabling high leverage and long amortization (40-50 years). Equity comes from partner groups like Cranston Capital or other investors. The combination of CMHC support and selective policy incentives makes these deals pencil in, especially for mid-size projects.

Q: What led you and your partners to start focusing on rental housing in Toronto?
I came from tech and found real estate's permanence appealing, plus my family life pulled me toward staying in or near Toronto. We saw a market opportunity to build small-to-mid sized rental projects that could scale without needing to launch giant towers, and policy changes in Toronto around 2024—allowing smaller infill and laneway-style developments—made this approach more viable.
Unlocking Multiplex Housing in Toronto
Q: What were the major policy changes most affecting multiplexes in the last couple of years?
Key changes include expanding permissions to sixplexes in certain districts, a development-charge exemption up to six units, and an easing of rules around ADUs, laneways, and angular planes, all of which have made multiplex projects more financially viable and practical to execute.
