  • Thanks to you guys, I bought my first home.

As an immigrant, I didn’t really have anyone to turn to for advice, and I felt overwhelmed by the market and unsure what questions to even ask. The podcast explains the basics clearly while also covering trends, regulations, and investor insights in a way that’s both educational and easy to listen to — Dan and Nick’s perspectives are especially great. Honestly, wi... more

The Homes We're Not Building Will Haunt Us In The Future
Q: What are your thoughts around balancing rental and ownership supply in light of policy interventions?
Laberge emphasizes that policy interventions often boost rental starts in the short term and that a balanced approach is needed, including constructive supply expansion for ownership through denser, missing-middle housing and fewer regulatory barriers to accelerate starts.
The Homes We're Not Building Will Haunt Us In The Future
Q: So you want to tell me a little bit about what's happening from your perspective, from a policy scope and?
Laberge explains that GST/HST changes and development charge reforms can stimulate some demand and help marginal projects, but the impact on affordability is nuanced and depends on whether supply keeps pace; long-term filtering and smoothing effects are expected, with emphasis on the need for ample supply and regulatory nimbleness.
