  • Very one sided opinion

Can’t listen anymore. It’s a small violin being played for property investors.

You just need to look at Victoria, housing prices have stagnated. Why? Because they have all moved to Perth and Adelaide to ruin.

The amount of new taxes being charged is so minimal for a large property investors. The risk is now A RISK, so they are moving elsewhere.

They loved it when it was very very low risk. Now they can’t take advantage of the housing market, now to ruin Perth!

  • Repetitive Content Wrapped in Constant Self-Promotion

I’ve dipped in and out of this podcast for some time, but the content has become increasingly repetitive. What stands out even more is that much of the podcast functions as a promotional vehicle for their buyer’s agency and wealth advisory services. While they frequently reference “real client stories,” these examples rarely include any meaningful detail about the strategies or solutions involved. As a result, the podcast often feels less like an educational resource and more like a twice-weekly... more

  • Good if you’re new, but a bit tired if you’re not.

With some strong guests from time to time, the data driven episodes mean that it can be a helpful pod. Unfortunately, the format is let down by a tendency to repeat very similar messages and drift into an infomercial for Michael’s company and services. That does get boring pretty quickly. Moreover, much of the messaging and information is aimed at newcomers, which means it has a shelf-life for most investors. There are some gems in there, but you need to dig.

Talking Points

Recent interactions between the hosts and their guests.

The Real Driver of Property Prices (It's Not Interest Rates) with Simon Kuestenmacher
Q: Why does population growth not always translate into capital growth in housing markets?
Because population growth may not translate into higher demand if the new residents do not bring durable income or if job opportunities and wages do not rise in tandem with new residents.
The Real Driver of Property Prices (It's Not Interest Rates) with Simon Kuestenmacher
Q: What single factor has shown the strongest long-term correlation with property price growth in major Australian cities?
The guest explains that employment and the local economy, i.e., pay packets from good jobs, have the strongest long-term correlation with property price growth, more than population growth or interest rates.
Three Rate Rises. One Big Question: Is the Property Boom Finally Over? | Latest Data from Dr Andrew Wilson
Q: Andrew, what do you see happening in these May numbers, and how concerned should homeowners and investors be?
It's a cycle driven by stimulus and policy, with rates having adjusted the market after a long period of growth; while May showed a 0.8% national dip, the year-on-year gains remain strong and the market should gradually ease rather than collapse, especially given under-supply and ongoing demand.
The Next Phase Of Australia's Property Market Has Begun | Dr Nicola Powell
Q: How would you summarize where Australia's property markets are now based on Domain's information? What's going on?
Nicola explains that dynamics are shifting quickly and that markets are uneven across cities, with some softening in Sydney and Melbourne while other cities grow more slowly; affordability constraints, rate pressure, and policy changes are reshaping demand, with opportunities emerging in lower-end segments and affordable suburbs.
The Finance Game Has Changed – How Smart Investors Are Structuring Their Loans Today | Dorian Traill
Q: How can investors position themselves to keep growing their portfolio in a tighter lending environment?
Engage a finance strategist who understands different lenders' rules, consider specialist or second-tier lenders with different buffers, use structures like trusts or SMSFs where appropriate, and focus on separate loan structures to protect main residence while enabling investment financing.
