  • The best.

Been listening to this since around 2015 and by far the most informative podcast out there- particularly because it’s so neutral and no agendas. Most recent episode with Tom Panos is fantastic.

  • Episode idea

Great podcast, super informative and an easy listen.

Would you be able to do an episode in future about lending to a couple where one is foreign? Are there banks out there that accept your partners name on the loan but not title deed to avoid the 8% AFDA on the acquirer’s share of the property value?

  • Be very aware of some guests

Phil’s podcasts are always informative and enjoyable, however be very aware of some guests that he is trying to promote. I personally bought a property from Pure property due to the fact that regular guest speaker Paul Glossop seem to be sharp in a few episodes. Well it turns out to be a ‘DUD’ property. Not only the BA doesn’t do any due diligence during entire engagement process, 6 months after the purchase after talking to various selling agents within the area, the property was purchased wit... more

THE PROPERTY NERDS: Protect this $10m asset
Q: What are the four main types of personal insurance and what do they protect?
They are income protection, total and permanent disability (TPD), trauma/critical illness, and life insurance. Income protection replaces income if you're unable to work; TPD pays a lump sum if you're permanently disabled; trauma provides a payout upon diagnosis of a serious condition; life insurance pays a lump sum if you die, supporting debt and dependents.
INSIDE COMMERCIAL PROPERTY: New Zealand commercial property: Why the yields stack up | Matt Harris and Michael Vincent, no. 73
Q: Is there a clear tax difference or guidance for Australians investing in New Zealand property?
The Australian tax system taxes residents on worldwide income, while New Zealand taxes based on sourced income; for many Australians investing in NZ, tax is largely driven by sourcing, but cross-border complexities exist and professional advice helps clarify specifics.
INSIDE COMMERCIAL PROPERTY: New Zealand commercial property: Why the yields stack up | Matt Harris and Michael Vincent, no. 73
Q: What is the LVR you can get when financing deals in New Zealand from Australia?
The LVRs have shifted post-COVID toward more competitive terms with lenders, and customers can typically secure 60-65% LVR, provided they can amortize quickly, which makes deal structuring feasible for foreign investors.
INSIDE RESIDENTIAL PROPERTY #09: The new rules of residential property in Australia | Scott O'Neill
Q: What does investing strategically look like for you at the moment? What should investors be looking out for, and what's the mentality they should bring to investing?
Focus on higher-yielding assets and cash-flow-positive opportunities, be willing to trade out of poor-performing assets, and build a balanced mix that you are comfortable holding for the long term, taking into account increased costs and potential shifts in policy.
The budget didn't kill deals – it's creating new opportunities
Q: What does the budget mean for borrowing power and investment strategy?
Borrowing capacity for existing properties may tighten due to changes in negative gearing, but the prevailing approach is to balance portfolios with yield-oriented assets, optimize structures like trusts or SMSFs, and work with experienced brokers and buyers' agents to navigate the new landscape.
