  • The best.

Been listening to this since around 2015 and by far the most informative podcast out there- particularly because it’s so neutral and no agendas. Most recent episode with Tom Panos is fantastic.

  • Episode idea

Great podcast, super informative and an easy listen.

Would you be able to do an episode in future about lending to a couple where one is foreign? Are there banks out there that accept your partners name on the loan but not title deed to avoid the 8% AFDA on the acquirer’s share of the property value?

  • Be very aware of some guests

Phil’s podcasts are always informative and enjoyable, however be very aware of some guests that he is trying to promote. I personally bought a property from Pure property due to the fact that regular guest speaker Paul Glossop seem to be sharp in a few episodes. Well it turns out to be a ‘DUD’ property. Not only the BA doesn’t do any due diligence during entire engagement process, 6 months after the purchase after talking to various selling agents within the area, the property was purchased wit... more

KTG Property Podcast: The strategy to win after this budget
Q: What role does SMSF play in the current landscape?
SMSFs remain a viable option for some investors, offering a path to leverage real estate within a retirement framework, though they come with complexities and costs; buyers should weigh these against gains and alternative structures.
KTG Property Podcast: The strategy to win after this budget
Q: How will CGT indexation affect when to sell properties and how to plan for capital gains?
Indexation will push the break-even point for selling further into the future, encouraging longer hold periods for many assets and necessitating forward planning around cost bases, with a likely shift toward holding in established areas and using careful exit strategies.
KTG Property Podcast: The strategy to win after this budget
Q: With negative gearing grandfathering for existing properties, how should investors adjust their portfolios going forward?
Investors should focus on maintaining grandfathered properties while prioritizing debt reduction on new acquisitions, and consider structuring future purchases to optimize tax outcomes under the new regime, including exploring trust and company structures where appropriate.
The budget has sparked panic, but has anything really changed yet?
Q: What should a typical property investor do today to prepare for these changes?
Follow a strict playbook: verify deposits and costs, confirm borrowing capacity, assess whether you can sustain the anticipated negative cash flow, develop a long-term property plan, and assemble a professional team to implement it.
The budget has sparked panic, but has anything really changed yet?
Q: Are there any misconceptions about the budget that investors should clear up right away?
Yes. Negative gearing is not immediately gone for all purchases; the changes are delayed for many investors, with the first real cash-flow difference appearing with July 2028 tax returns, and some effects may never materialize if property holdings are managed or exited strategically.
