Q&A - Preparing for retirement: prioritising debt reduction, super contributions, and liquidity
Q: Glen's plan to fund retirement with a mix of liquid assets and a property, how should he structure his portfolio to bridge 19 years until access to super?
Recommend building a liquid asset pool of five to six hundred thousand and a near-neutral cash-flow investment property, with the property used as a bridge and liquid assets replenished later. Also stress portfolio construction, higher growth orientation for a 19-year horizon, balanced tax planning, and gradually shifting ownership to balance tax liabilities; avoid concentrating assets in a single name and consider global exposure to improve long‑term returns.
Q&A - Preparing for retirement: prioritising debt reduction, super contributions, and liquidity
Q: Sydney-based listener considering whether to buy an investment property on the Sunshine Coast with a 20,000 after-tax surplus and retire in 15 years. What would you advise?
Advise against a rushed investment property purchase with a small cash flow buffer; emphasize long‑term horizons and the risks of timing coastal markets. Recommend focusing on growth assets and buffering for potential cash-flow shortfalls, possibly considering a more conservative approach or delaying property purchase until surplus and loan conditions are more favorable.
Q&A - Preparing for retirement: prioritising debt reduction, super contributions, and liquidity
Q: First question is from Steven. What should we do with the surplus cash flow and the 185,000 cash on hand given their debt and income situation?
The answer is to evaluate surplus cash flow, then decide between allocating to debt repayment (offset) or investing in growth assets, with a leaning toward super contributions if surplus cash flow is strong and retirement is within about 10–12 years. If surplus cash flow is thin, prioritize debt repayment through offset to save on interest, but if surplus cash flow is robust, consider splitting between extra debt repayment and super contributions to grow retirement assets.
Q&A - Bitcoin, debt recycling & the 6-year rule: smart structuring for financial independence
Q: Would we be eligible for the six year rule of capital gains tax exemption if we move into the investment property for six months and then rent it out for part of the six-year period?
Yes, if you occupy the property as your main residence for a period (not fixed, but typically several months), then rent it out, you can access up to six years of CGT relief. The cost base then becomes the market value at the time you first rent it, and you can still claim negative gearing on the rental period.
Q&A - Buy the dream home or optimise the structure? Leveraging smartly in your late 30s and 40s
Q: When is engaging a financial advisor worthwhile?
When you cannot determine the next best move with a high level of confidence, it's worth engaging a financial advisor to help map out a strategy, optimize debt versus growth investments, and ensure decisions align with long-term goals.
