Talking Points

Recent interactions between the hosts and their guests.

Q&A - Income goals, property trade-offs, and the Division 296 unpacked
Q: For Keith's scenario, should he extract money from super to buy a principal place of residence to avoid tax, and is that a sound financial move?
The host views this as a tax avoidance question more than a straightforward investment issue. Taking money out can reduce super tax but may not optimize overall returns, especially given Keith's high net worth and investment diversification; the advisor discourages simplistic tax-driven decisions without considering long-term portfolio impact.
Q&A - Income goals, property trade-offs, and the Division 296 unpacked
Q: What does the host say about franking credits and Div 296 taxes for someone approaching or surpassing the $3 million super balance?
Franking credits can be taxed differently under Div 296, and surpassing the $3 million threshold means Div 296 taxes may apply; the host argues for careful planning and potentially reducing super balances before retirement, while noting that the tax impact varies with individual circumstances and the need to balance long-term retirement goals.
Q&A - Income goals, property trade-offs, and the Division 296 unpacked
Q: Is it sensible for Ray to consider selling one of his investment properties to reduce debt and enable earlier retirement?
The host emphasizes evaluating likely returns over 10-20-30 years and warns against selling high-performing assets unless short-term needs or strategy require it. In Ray's case, maintaining diversity (property, ETF, and cash) and considering gradual adjustments rather than wholesale selling supports potentially earlier retirement, particularly if Adelaide or Melbourne markets behave as anticipated.
Q&A - Income goals, property trade-offs, and the Division 296 unpacked
Q: In Ruth's situation, should she consider selling the underperforming investment property in order to redeploy into an ETF portfolio?
The host suggests hanging on to the underperforming Melbourne property for now given timing and election risk, and instead advocates evaluating returns over shorter horizons (5-10 years) while maintaining diversification across asset classes; selling is not recommended unless the property fundamentally underperforms relative to ongoing costs and opportunity costs clearly justify it.
Q&A - First homes, equity deployment, and SMSF unpacked
Q: Benjamin's question: how to evaluate good land value for investment-grade apartments, and how to identify blue-chip locations to live in as an initial investment?
Focus on underlying land value per square meter in the target location, compare land versus building values, and use per-square-meter land valuations from agents or AI tools as a guide. Look for blocks with low unit counts, historically strong demand, and a suburb with high land value growth; verify with rates notices (unimproved vs improved values) and comparable sales, and seek experienced buyer's agents to validate the investment-grade criteria before committing.
