  • Offset P&I PPOR or IO Investment Prop

Hi Stuart. Love the show and analysis of concepts beyond the usual podcast basics.

I have several investment properties on IO and a PPOR on P&I.

I go round and round the benefits of offsetting my investment loans vs offsetting PPOR loan - which I could do in full. I like having cash available, hence I’m against paying PPOR off.

My monthly cashflow stays the same if I offset PPOR loan but improves significantly if I offset IO investments. But of course I pay tax on Investment income. PPOR ... more

Q&A - Property vs Shares: retirement sequencing, and the cash-waiting strategy
Q: Mark asks how to apply the typical life-cycle of investing – upgrade property in the 30s–40s and tilt toward shares and super in the 40s–50s – to his own situation with substantial property exposure and limited shares.
The adviser suggests starting with building out property exposure, then gradually tilting toward growth assets outside super as liquidity and time horizons allow, and emphasizes using a diversified approach (including a mix of inside and outside super) with consideration for time horizon and risk tolerance. For Mark, with no home debt and substantial equity in investment properties, the strategy is to stabilize cash flow, shift some exposure to growth outside super, and plan for a potential early retirement or reduced hours, while continuing super contributions in a measured way.
Q&A - Property vs Shares: retirement sequencing, and the cash-waiting strategy
Q: Jose provides a counter perspective on Australia shifting capital from housing to shares to fund productive capacity, asking for thoughts on whether CGT changes will rebalance the economy.
The host agrees that moving capital toward productive businesses is desirable but highlights structural issues in the Australian market, including dividend payout habits and tax incentives that currently favor property. He argues for a balanced approach: housing remains important for population needs, but over time, reallocating capital toward growth-oriented shares and reinvestment can support innovation and long-term prosperity, with a caveat about dividend-heavy banks and the benefits of growth-focused strategies inside super.
Q&A - Property vs Shares: retirement sequencing, and the cash-waiting strategy
Q: Josh asks how to balance a small buffer against debt and whether to continue contributing to super, invest surplus in ETFs, or use the offset to build a cash cushion while aiming for future investment property.
The adviser recommends prioritizing a larger cash buffer (target around 50–60k in the offset) before expanding investments, notes that in Josh's 20s–30s stage the focus should be on long-term growth rather than aggressive debt reduction, and suggests that given the high debt-to-income ratio and future earning potential, extra super contributions aren't immediately needed. Once the buffer is solid, continue investing in high-quality growth assets via ETFs and consider how to increase income to accelerate wealth building.
Q&A - Starting out, scaling up, and knowing when to sell
Q: Ryan, a high-income GP, asks about using equity to buy more property and whether to adjust asset mix toward higher growth with tax efficiency, considering pending tax changes.
The host cautions against overreacting to policy changes, recommends prioritizing higher-growth, tax-efficient assets and using leverage where appropriate to maximize after-tax returns, while keeping debt and cash flow in balance. He emphasizes that the journey for high earners is to minimize tax drag and optimize asset allocation for growth, with flexibility to adjust as policy evolves, and suggests waiting for clearer guidance before making big moves.
Q&A - Starting out, scaling up, and knowing when to sell
Q: Zor asks about retiring in Asia, given low super in Australia and diversification challenges across jurisdictions, considering selling properties to fund retirement offshore.
The host explains that for non-residents, Australian property carries higher capital gains tax penalties, and suggests selling properties and redirecting capital into equities or super, especially for a tax-efficient long-term plan. He notes potential advantages of living in Asia where cost of living may be lower but warns about CGT treatment for non-residents and the need to plan carefully for currency risk and ongoing investment strategy across borders.
