Q: So you're running these Airbnbs for a few years, and I believe it was around COVID, you decided to go out and buy a hotel or a hostel. Tell us about that.
The decision came after recognizing ongoing demand in hospitality and the need to scale beyond single properties. We pivoted from converting a retail space to purchasing an existing hostel and, despite COVID disruptions, leveraged low start-up costs and a favorable price basis to drive cash flow and growth in a more scalable, centralized operation.

Q: What ended up putting it under contract and how did the appraisal compare to the deal price?
We secured the property at around 2.1 million with an appraisal at 2.2 million. The gap created immediate equity, and with planned lease-ups and tenant improvements, we expected the value to rise toward 2.9 million in the first year.

Q: What were some of the biggest differences you found going from multifamily to commercial, especially in underwriting and pipeline building?
Underwriting in commercial is more nuanced, with different lease structures and operating expenses. It required more practice, a strong emphasis on expenses, and leveraging tools like AI to identify markets and brokers. Building a pipeline involved targeting markets with growth potential, connecting with local banks, brokers, and insurance agents to gain on-the-ground insights.

Q: Chad, that was a bit of a brief background on yourself, but tell us a little bit more about you. How did you get started in real estate?
I started around five years ago while working in tech sales, using education and online resources to buy a small multifamily property. The experience of cash-out refinancing, tracking cash-on-cash returns, and gradually diversifying into short-term rentals and land development built my confidence to pursue larger, commercial opportunities.
