  • Stop saying “Sort of” every 5th word. This verbal vomit obscures some great content

Stop saying the term sort of every fifth or so word. This verbal vomit is unnecessary and obscure some truly great content. Hey buddy.

  • Data isn’t accurate

I really enjoy the podcast most times however I just don’t trust air DNA data at all. I used it to make a buying decision on a rental house air DNA estimated the house would make $84,000 per year, luckily I didn’t go off that number, I went off $55,000 per year and the first year the property actually grossed $37,000. I think air DNA over inflates Their estimated rental income potential. What are your thoughts?

Talking Points

Recent interactions between the hosts and their guests.

How AI & No-Code Automation Are Redefining 5-Star Short-Term Rentals
Q: What limits do you see with automation in hospitality, and when is human touch still essential?
Human touch remains important for genuine hospitality moments and personalized responses; automation should handle routine, time-sensitive communications, but a real person should step in for high-touch cases or when guests express special needs or frustrations.
How AI & No-Code Automation Are Redefining 5-Star Short-Term Rentals
Q: How do you evaluate what to build vs. buy when expanding automation across more listings?
I build most components myself for maximum control and lower ongoing costs, using centralized data in Airtable and custom AI agents, while constantly weighing the ROI in time saved and guest experience improvements.
How AI & No-Code Automation Are Redefining 5-Star Short-Term Rentals
Q: First, what would you say is the one thing someone should automate to see immediate benefits?
Set up a simple automation where a new booking automatically feeds into a Google Sheet (or Airtable) so you can visualize guest data, then add further steps like notifying yourself of the booking value or triggering a first set of outreach messages.
AI Is Reshaping STR Operations: How One Host Automated 90% of Guest Messaging
Q: Do you see a future where AI handles nearly 100% of guest messaging?
There will always be some human involvement, especially for calls or complex issues, but the trend is toward AI handling 80-95% of messages. Over time, with better SOPs and integrations, reaching near-100% coverage is plausible, though some exceptions will always exist for nuanced decisions.
AI Is Reshaping STR Operations: How One Host Automated 90% of Guest Messaging
Q: Paint a picture of your property management company before and after building these tools.
We started around 30 properties with a split-shift virtual assistant setup because overnight coverage was hard to scale. After implementing HostBuddy, automation handling 70-85% of routine messages allowed the team to refocus on marketing and finances, while the AI handles day-to-day inquiries, improving response times and guest satisfaction.
