  • My favorite podcast!

I listen to a lot of different podcasts both hunting related and otherwise, but this is the first podcast I make time for every week if my time is limited. This podcast came out while I was in the middle of my first land purchase and I’ve been hooked ever since. It has great information for current landowners looking to add to their knowledge, and provides inspiration for people looking to buy their first, (or next) property. Thank you Jake for all of the information you’ve shared!

  • Bought our 1st piece of ground

I just discovered this podcast about about three months ago and have been working my way through each episode. So much information I wish I had seven years ago when we bought our first piece, but it’s coming in handy now as we start to think about buying a second piece of ground!

Talking Points

Recent interactions between the hosts and their guests.

#226 - The First Habitat Projects Every New Landowner Should Do with Wesley Steege
Q: What was your thought process and shopping approach when you decided to buy in Kansas?
I looked for a smaller, affordable piece with strong hunting potential in a good area, evaluated access via east/west winds, and negotiated to secure enough income and access while leveraging equity from the Illinois farm to minimize risk, with the goal of eventually building an 80-acre tract for a landowner tag.
#224 - The Biggest Lessons From 5 Years Of The Land Podcast
Q: What practical steps do you recommend to someone who hasn't bought land yet but wants to start?
Save aggressively to create margin, build a strong lender relationship, educate yourself through mentors and good guests, and most importantly, take action rather than overanalyzing; the sooner you start, the more you'll learn and the more progress you'll see.
#224 - The Biggest Lessons From 5 Years Of The Land Podcast
Q: What's the biggest myth about buying land you've encountered?
The biggest myth is around financing—the belief that land requires very large down payments or that lenders routinely reject raw land; in reality, you can often get into a farm with 20-25% down, and lending has become more accessible with the right knowledge and approach.
#225 - The Farm Tax Deduction That Gave A Rancher A $2.5 Million Dollar Tax Deduction
Q: Have you had clients audited over Section 180?
Alec notes that to date, none of his clients have publicly reported an audit over Section 180; he emphasizes his willingness to defend the claims in his reports and the importance of having an accountant on board from the start.
#225 - The Farm Tax Deduction That Gave A Rancher A $2.5 Million Dollar Tax Deduction
Q: Is baseline fertility different by land type or state?
Baseline fertility is generally a blanket standard in most states, though some differentiate between grass and row crops; Illinois uses a standard approach, and the baseline helps determine the deductible amount based on excess fertility above the baseline.
