  • GREAT

Great podcast, found it and started listening before you reached the goal of 100 people buying first farm. It’s made me learn so much more about land and hunting/rec farms specifically. I’ve already took the plunge of buying my first farm prior to finding show, but it’s excited me and motivated me to try to get more into the rec land game and possibly invest in out of state farms as well. Thanks for the great show Jake!

  • My favorite podcast!

I listen to a lot of different podcasts both hunting related and otherwise, but this is the first podcast I make time for every week if my time is limited. This podcast came out while I was in the middle of my first land purchase and I’ve been hooked ever since. It has great information for current landowners looking to add to their knowledge, and provides inspiration for people looking to buy their first, (or next) property. Thank you Jake for all of the information you’ve shared!

  • Bought our 1st piece of ground

I just discovered this podcast about about three months ago and have been working my way through each episode. So much information I wish I had seven years ago when we bought our first piece, but it’s coming in handy now as we start to think about buying a second piece of ground!

Talking Points

Recent interactions between the hosts and their guests.

#232 - How He Got Approved For Land Being Self Employed with Mike Cantrall
Q: What advice would you give to someone starting this path in their 20s?
Start investing and saving early, have clear goals with your partner, and be prepared to adjust plans as you learn. Don't wait for perfect conditions—take the first step, even if it's small, and scale from there.
#232 - How He Got Approved For Land Being Self Employed with Mike Cantrall
Q: What was the biggest hurdle getting approved for land when you were self-employed?
The biggest hurdle was convincing lenders to look beyond traditional W-2 income and to assess the overall financial picture, including assets, cash flow, and down payment readiness; once a lender took that broader view, approvals happened faster.
#230 - How T-Bone Went From Single-Wide Trailer to 110 Acres, One Deal at a Time
Q: What pointers do you have for someone intimidated about buying land?
Start by researching the area, understand what things are selling for on the county tax map, look for patterns in sales, and buy a first piece that you can manage and grow into. Don't overextend financially; start small, learn the play, and then expand as you gain confidence.
#227 - He Bought Land With NO Legal Access... Here's How He Fixed It
Q: What made you pursue such a complex land acquisition in Maine?
A combination of seeing a rec-leaning, underperforming landholding and the dream of a big timberland, plus the belief that a creative solution could unlock access despite there being no deeded path; the chance to secure a rare, large acreage and build the habitat I wanted.
#226 - The First Habitat Projects Every New Landowner Should Do with Wesley Steege
Q: What was your thought process and shopping approach when you decided to buy in Kansas?
I looked for a smaller, affordable piece with strong hunting potential in a good area, evaluated access via east/west winds, and negotiated to secure enough income and access while leveraging equity from the Illinois farm to minimize risk, with the goal of eventually building an 80-acre tract for a landowner tag.
