  • This Podcast Is A Serious Waste Of Time!

I had such a bad experience as one of Mish Daniels clients and the so called Revolve Commercial team. The virtual staff are extremely uneducated about commercial property and they barley did any due diligence on my property. I had to conduct my own due diligence, and on multiple occasions I found issues with the property and told them about it. Totally not worth the money I paid them. All Mish cares about is getting a commission.

Buying Commercial Property Without This Could Cost You
Q: So Mike, a lot of business owners and investors treat property tax like a sort of a once a year payroll job. Why would you say this is the wrong approach?
The problem is that many miss the opportunity to actively maximize deductions year after year by not breaking out plant and equipment from the building and by relying on a blanket depreciation rate. A proactive approach with the right classification of assets, using Division 40 versus Division 43, and leveraging short-life assets through pooling or immediate deductions can dramatically improve cash flow and reduce tax over time.
Buyers Who Win at Auction Play by These Rules with Daniel Diamantopoulos
Q: Should buyers view inspections or valuations before auction, and can they access those reports?
Buyers should seek independent building and pest inspections and valuations, and ask the seller/agent to share any available reports; having independent verification is highly recommended, especially in high-value transactions.
Buyers Who Win at Auction Play by These Rules with Daniel Diamantopoulos
Q: What is the motivation for selling and why are they using auction?
Understanding why the vendor is selling helps buyers time and structure their preparation, revealing whether speed, certainty, or price is the primary driver.
Snapshot #20: Why Property Still Wins Even in a High-Interest Market
Q: What would you say, James, besides real estate, what would be other alternatives?
The three main options discussed are cash in the bank/term deposits, bricks-and-mortar property (residential or commercial), and investing in share markets, each with its own pros and cons.
Smarter Ways to Buy Commercial Property Without Big Deposits
Q: What's the next strategy Mish?
The hosts move into discussing lines of credit, specifically HELOCs, as a common, accessible way to fund acquisitions while leveraging existing property value, with emphasis on affordability and risk management.
