  • Bring Jim back

Was a great podcast when Jim was the host. This was my favorite podcast and I looked forward to it each week. Now it’s just another average CRE podcast.

  • “Right?”

If the guests on the hosts didn’t say “right?” at the end of every sentence, the shows would be about 5 min long

I have enjoyed the new podcast, and have learned a lot about syndications. I consider myself more of a center fielder - i have both my 401(k) and stock investments, and i have 22 doors as well as 2 syndication investments.

I was shocked to hear this latest podcast. I strongly wonder how Chris Miles can call himself a "financial advisor" without knowing these facts, as these are very basic for even non-CFP advisors.

  • 4% Rule Episode was less than stellar

I thought the 4% rule episode had nice points and I understood what they were saying, but I think they were a bit biased and went a little too far in their analysis…. I know plenty of people who exclusively utilize mutual funds or stocks to become financially free. It’s a proven strategy. Just because the study is old doesn’t mean there isn’t truth in it or the math still doesn’t work.

This show is so needed and could be so great. But I listened to my first episode and it’s a non-economist spouting off theories.

If you are going to talk about the economy, please have an expert on, not a biased individual who focuses on real estate for a living. And please focus on syndications - this is the kind of thing you can get on the other BP network, it’s redundant and goes against what should be a very niche area.

Is Multifamily Bottoming? 3 Signals to Watch + Tax Moves (Dwight Dunton)
Q: What markets are these deals in and how diversified are the platforms?
Deals span several markets with emphasis on non-traditional hubs like suburban DC, Virginia Beach, Norfolk, and Richmond; Bonaventure uses a mix of in-house management and select third-party partners to maintain scale across seven states, prioritizing markets with supply balance and NOI stability.
Is Multifamily Bottoming? 3 Signals to Watch + Tax Moves (Dwight Dunton)
Q: Could you compare returns in DSTs versus 721s, and what kind of cash-on-cash and IRR can investors expect after fees?
DSTs typically produce around 5% yield with 8-12% IRR, driven largely by cash flow and eventual appreciation; 721 structures offer similar potential returns but with greater liquidity, diversification, and sponsor-driven active management, potentially enabling more responsive adjustments to market conditions.
Debt Fund Due Diligence: The “People, Process, Protections” Framework (Whitney Elkins-Hutten)
Q: How deep do you go to understand and verify the fund's processes?
She explains that you should underwrite the people, the processes they use to deploy capital, and the protections in place, and that in practice this means asking for SOPs, regular webinars, and third-party verifications.
Debt Fund Due Diligence: The “People, Process, Protections” Framework (Whitney Elkins-Hutten)
Q: What are some of the key due diligence points you look at when evaluating a debt fund?
She emphasizes four main areas: capital position (senior vs unsecured), asset type and market cycle, development phase, and legal structure, followed by the importance of borrower monitoring and governance. She also highlights the need for ongoing diligence through webinars and third-party checks.
How to Get Better Deal Terms with SPVs | AAA Storage
Q: Do open-tribe investors have to be accredited for this deal?
Yes. Since AAA's deal is a 506D for accredited investors only, the open tribe must also consist of accredited LPs; non-accredited participation is not permitted for this specific deal.
