  • First Time Buyer

Listening to Charlie’s podcasts has stopped me from making a very costly mistake which would have ruined my life. I will be always be very grateful. I am, now, in the process of buying. I am really happy with the house and the cost. I followed Charlie’s advice. I offered my maximum comfortable price (it worked out at about 17% below asking price) and it was firmly rejected. I walked away. Two weeks later, estate agent rang me back to say that sellers would like to accept the offer. Thank you, th... more

Talking Points

Recent interactions between the hosts and their guests.

Abolishing Stamp Duty pays for itself
Q: What would happen if stamp duty was abolished for primary homes?
It would likely increase housing transactions, boost local economic activity, create more jobs, raise VAT and payroll-related taxes, and reduce welfare costs, while improving social mobility
Nationwide says "House Prices are Up" but are they?
Q: What should I do if an offer below asking price is automatically rejected by the seller's instructions?
Ask the agent to confirm written instructions from the seller to automatically reject such offers, and request that your offer be passed to the seller for consideration if no explicit policy exists, ensuring you're not being shut out without proof of the seller's consent.
Q&A: Who's moving now?
Q: For a first-time buyer with an uncertain future location, is it better to buy now or rent until circumstances stabilize?
Generally, I would rent in such a situation to keep flexibility and avoid tying up capital in a property that may need to be sold at a loss if circumstances change.
Q&A: Who's moving now?
Q: What's your take on the budget's impact on buyers in the mid-range Southeast market (500k-800k)?
The budget is likely to soften prices in that tier over time, but there are pockets where prices hold or move differently; buyers should not overreact and should continue to look for opportunities, negotiating where possible.
Q&A: Who's moving now?
Q: Is it reasonable to offer a small price reduction to complete by Christmas and threaten to relist if the buyer can't guarantee it?
It's common language in such situations, and as long as the seller sees progress toward exchange and completion, there isn't a need for excessive concern; relisting immediately would be unreasonable unless it was part of the original agreement.
