Q: Walk me through a specific deal from land under contract to sale to a builder, and what the investor lift looks like.
We start with the right land, get a concept plan done with a civil engineer, and take that plan to the city for preliminary plat approval. Once we have city excitement, we approach national builders with a pre-sold concept and deposit, which gives us permission to pursue entitlements and the development phase. Financing typically comes after preliminary approval, with investors funding the civil engineering and other due diligence; the exit is usually selling to a builder or developing the lots themselves.
