  • Interesting…

I don’t believe housing should be used to gain wealth, but I listen for research purposes.

Using property to build wealth directly hurts people. As a single parent who became priced out of the market in my home city - and was forced to leave all our friends and family to move to the country, I am one of those people. I don’t know how property investors sleep at night, except I do because government decades-long policy has normalised property greed.

Still, I advocate for (policy change), and ... more

  • Used to be a good podcast

This used to be a good podcast and still provides some useful insights. Unfortunately it can be a bit much as they use every opportunity to criticise some of the reviews they have received in the past by making silly comments. Whilst these reviews may have been hurtful it comes across as quite childish.

On a more important note there are factual errors in what is stated about the economy or capital city markets on a reasonably frequent basis. This comes through omission of context or in some ca... more

Talking Points

Recent interactions between the hosts and their guests.

#355: Reverse Mortgages Explained – Using Equity to Create Cash Flow in Retirement
Q: What about capital gains tax when using a reverse mortgage?
CGT is triggered by selling or disposing of the asset; a reverse mortgage does not create a separate CGT event and does not spread gains over years.
#355: Reverse Mortgages Explained – Using Equity to Create Cash Flow in Retirement
Q: What happens to rental income if a property is reverse-mortgaged?
In most scenarios you still own the property and receive rental income, but the loan balance grows and is repaid when the property is sold; the rental income is not used to service the loan.
#355: Reverse Mortgages Explained – Using Equity to Create Cash Flow in Retirement
Q: Can you reverse mortgage an investment property?
In most cases, no; reverse mortgages are designed around the principal residence, with only a small number of exceptions where investment or holiday properties could be used under stricter terms.
#354: The Property Trio’s Debut LIVE Episode - A Market Pulse & An Interactive Q&A With Our Live Audience
Q: How do you bid against more experienced buyer's agents at auction?
Have a clear plan: pre-approve, define your property type and location, track similar sales, set a firm limit, and bid with confidence without getting swayed by the crowd; preparation often beats experience in the moment.
#351: Property Ownership and Mortgage Structuring for Investments to Maximise Wealth Creation
Q: Are there any other considerations relating to the ownership structure, Dave?
Yes—consider how current and future incomes, timelines for holding the property, and eventual family circumstances will affect which owner should hold the asset, and how the loan should be structured to maintain tax efficiency over time.
