Co-living is one of the most misunderstood, and highest-potential, strategies in residential real estate investing. • Warning: May Cause Passive Income

Listening to Invest2Fi is like finding out your broke uncle suddenly became a millionaire—except instead of awkward Thanksgiving advice, you actually learn how to build wealth. The host is smart, funny, and somehow make talking about loans and leverage feel like shotgunning a beer at a frat party… except you come out richer. 10/10 would recommend—unless you enjoy staying broke, in which case, stick to TikTok.

Talking Points

Recent interactions between the hosts and their guests.

EP 9 - How Alfredo Scaled to 800 Co-Living Doors in 12 Months (Systems, Ops & Strategy)
Q: What's one tool or system you use in your business that you couldn't live without?
Claude AI serves as a right-hand employee for drafting responses, creating flyers, coding tasks, and brainstorming features, enabling rapid product and process development with strong automation and coding capabilities.
EP 8 - Co-Living Operations Explained: Lessons from Managing 400+ Rooms
Q: Under what conditions should someone consider PadSplit versus off-path split, especially for a first property?
Dave suggests PadSplit works well when there is a strong pipeline or connection to a specific audience (e.g., veterans, military bases) and mass-market demand, whereas off-path split can be viable if a clear, scalable pipeline exists and you can standardize processes across markets.
EP 8 - Co-Living Operations Explained: Lessons from Managing 400+ Rooms
Q: What immediate systems should a first-time co-living operator set up in their first property?
Dave advises starting with reliable locks, then upgrading to more scalable systems like CYFLY for remote access and standardized SOPs, while planning for ongoing vendor management and a robust floor plan; furniture decisions should align with occupancy goals and platform requirements.
EP 7 - From $400K Loss to Millions: The Co-Living Lending Comeback Story
Q: What loan product would you recommend for a W2 employee looking to start co-living with a fourplex and house-hack?
Use a primary residence loan with 3.5% down for a fourplex, house-hack the unit you inhabit, and convert the rest into co-living spaces for higher cash flow; this leverages owner-occupied financing to maximize units under one loan.
EP 3 - How Tanner Bought a $1.3M Property With Just $5K Down
Q: What is your current focus and what's next for you?
My focus is scaling a co-living portfolio and exploring self-storage as a broader real estate play, while continuing to work as an agent and pursuing off-market opportunities that fit co-living criteria.
