  • They Had Our Slum Lord On

They interviewed the company that took over our building in December, haven’t had heat since they took over, and all they talked about was how you could buy a rent stabilized building and make a buck off it. Meanwhile, we’re all living in that building and freezing. So disconnected and vapid and gross. Unhinged garbage.

  • Informed, educational

This is a good podcast, the hosts ask granular, detailed questions, discuss relevant deals and get right to the point. None of the mindless jabber that you hear on other podcasts.

Talking Points

Recent interactions between the hosts and their guests.

Episode 59: The Real Cost of Maintaining NYC’s Buildings With Mike DiFonzo
Q: What advice would you give to owners to streamline the process and manage costs?
Spend time on investigative work to define scope early, consider rope-access inspections to reduce mobilization costs, and advocate for policy changes or streamlined LPC processes to avoid repetitive approvals when using the same materials across multiple projects.
Episode 59: The Real Cost of Maintaining NYC’s Buildings With Mike DiFonzo
Q: What role does insurance play in these projects?
Insurance costs have risen dramatically and can be the single biggest driver of overall project cost; selecting properly insured contractors and ensuring policy adequacy is essential to avoid expensive claims and ballooning expenses.
Episode 59: The Real Cost of Maintaining NYC’s Buildings With Mike DiFonzo
Q: What takes up most of your nine to five in this business?
Most of the work centers on building envelopes—roofs, facades, vaults, and garages—focusing on keeping water out and protecting the structural integrity of the building, with a strong emphasis on local laws and safety.
Episode 58: The Fight to End NYC's Vacancy Crisis with Rob Johnson
Q: What are the potential outcomes if the plaintiff wins?
A court could order an injunction to apply only to vacancy leases, permit market rents for vacant units, and potentially trigger legislative reconsideration; while damages are possible, the more likely outcome is a constitutional recognition that the vacancy-lease policy constitutes a taking that requires adjustment or compensation, with broader implications for rent regulation.
Episode 58: The Fight to End NYC's Vacancy Crisis with Rob Johnson
Q: What is the defense likely to say in court?
They will argue that the law is a valid regulation and that the complaint does not show a taking; they may say the case does not deprive the owner of the property's value and that the government can regulate in the public interest, especially through the takings clause arguments and the specific focus on vacancy leases.
