  • Propaganda. Not rooted in fact.

This can be entertaining. But keep in mind it’s an infomercial for the real estate industry. The “expert” that comes on is a complete hack and shill for the industry. “Home price growth is slowing down and people should jump for joy.”

Anyone who points out fundamental flaws in the housing market is a “doomer.” That said, i am shocked they aren’t supportive of 50 year mortgages. They do love ARMs of course.

If you’re a lender or agent, listen to sources other than this if you want a real educat... more

  • Logan needs to stop with the political analysis

Logan has said himself he’s not a political theory guy so why does he keep trying to rationalize the economic policy coming from Washington. Serious people know this is the blind leading the blind and he constantly tries to rationalize the irrational actions taken by this administration and he’s been wrong at every turn. Stick to the data dude and leave the politics to people who know what is actually going on

  • Logan Mohtashami on mortgage rates under trade war deadlines

I love the dynamics between Logan and Sarah. I must confess that I often have to stop the podcast to read what Logan has just said. His references make me laugh. I’m still learning much of the terminology. Thank you for making a fun and informative podcast

Talking Points

Recent interactions between the hosts and their guests.

The companies moving up the RealTrends Verified rankings
Q: How are private listings influencing the market and listing exposure across portals?
Private listings are prompting a debate about disclosure and MLS visibility; some firms favor broader MLS exposure while others push in-house or exclusive channels, with implications for appraisals and consumer clarity as buyers navigate listings on portals versus MLS data.
The companies moving up the RealTrends Verified rankings
Q: What did you see as the key takeaways from the RealTrends Verified rankings this year?
The top four spots have remained largely secure, but there is meaningful movement in the mid-range with a handful of fast-growing independents and franchise models that could reshape the market as they pursue growth, acquisitions, and different compensation structures.
How the Iran Conflict and Falling Rates Are Impacting the Housing Market
Q: Can you give us the latest update from what you originally left us with on Saturday, which is, hey, there's a lot that could be talked about when it comes to the Iranian conflict. What do you need to expand upon now?
The update emphasizes watching how the conflict affects oil, the 10-year yield, and mortgage rates, with the expectation that markets may be adapting rather than escalating, and that holiday timing continues to distort the data.
Explaining the housing inventory story in 2026
Q: How do mortgage rates and the so-called mortgage rate lockdown affect listings and sales?
The lockdown concept exaggerates the impact; the real effect comes from a combination of affordability, age of homeowners, and the propensity of people to list when they are selling to buy another. First-time buyers are affected differently, but overall, listings don't vanish entirely because many homeowners still move even with higher rates.
Explaining the housing inventory story in 2026
Q: What's the current state of housing inventory and what should we expect in 2026?
Inventory is not surging; we're seeing a gradual normalization with limited year-over-year growth and a balancing act between buyers and sellers. Forward-looking data has been flat, suggesting a slow, data-driven path to steadier levels rather than dramatic shifts.
