  • Propaganda. Not rooted in fact.

This can be entertaining. But keep in mind it’s an infomercial for the real estate industry. The “expert” that comes on is a complete hack and shill for the industry. “Home price growth is slowing down and people should jump for joy.”

Anyone who points out fundamental flaws in the housing market is a “doomer.” That said, i am shocked they aren’t supportive of 50 year mortgages. They do love ARMs of course.

  • Logan needs to stop with the political analysis

Logan has said himself he’s not a political theory guy so why does he keep trying to rationalize the economic policy coming from Washington. Serious people know this is the blind leading the blind and he constantly tries to rationalize the irrational actions taken by this administration and he’s been wrong at every turn. Stick to the data dude and leave the politics to people who know what is actually going on

  • Logan Mohtashami on mortgage rates under trade war deadlines

I love the dynamics between Logan and Sarah. I must confess that I often have to stop the podcast to read what Logan has just said. His references make me laugh. I’m still learning much of the terminology. Thank you for making a fun and informative podcast

Talking Points

Recent interactions between the hosts and their guests.

Why we shouldn’t expect a housing construction boom
Q: OK, who is still the staunchest dove on the Federal Reserve?
Lisa Cook remains the persistent dove, maintaining a more accommodative stance despite inflation dynamics, which has implications for how the committee weighs rate changes.
Inflation misses estimates but rates still elevated
Q: What factors could help mortgage rates move lower in the coming months?
Lower long-term yields would help, particularly if inflation cools and the Fed adopts a less hawkish stance or signals actual rate cuts later in the year; however, the guest emphasizes watching energy prices, labor data, and policy signals rather than oil alone.
Inflation misses estimates but rates still elevated
Q: What is the expected path for July rate moves given current data and rhetoric from Fed officials?
The host and guest discuss that July could still see a hike if the data prints come in hot or hawkish statements persist, but there is uncertainty because the narrative depends on future data and how much the Fed will adjust its forward guidance, keeping the path uncertain.
Inflation misses estimates but rates still elevated
Q: What did the June inflation miss mean for mortgage rates and the bond market?
The miss led to a volatile reaction where yields dropped on the day but later recovered as hawkish Fed commentary and concerns about forward guidance kept the market cautious, keeping mortgage rates higher than some توقعات suggested by a simple inflation miss.
Local Market Spotlight on Midwest and Cape Coral
Q: What do you see in Cape Coral now?
Cape Coral has shifted from a widely discussed soft inventory area to a quietly recovering market. Inventory has declined significantly year over year, and the pace of sales is picking up as absorption rates rise, showing a correction that is faster than might have been expected.
