  • Propaganda. Not rooted in fact.

This can be entertaining. But keep in mind it’s an infomercial for the real estate industry. The “expert” that comes on is a complete hack and shill for the industry. “Home price growth is slowing down and people should jump for joy.”

Anyone who points out fundamental flaws in the housing market is a “doomer.” That said, i am shocked they aren’t supportive of 50 year mortgages. They do love ARMs of course.

  • Logan needs to stop with the political analysis

Logan has said himself he’s not a political theory guy so why does he keep trying to rationalize the economic policy coming from Washington. Serious people know this is the blind leading the blind and he constantly tries to rationalize the irrational actions taken by this administration and he’s been wrong at every turn. Stick to the data dude and leave the politics to people who know what is actually going on

  • Logan Mohtashami on mortgage rates under trade war deadlines

I love the dynamics between Logan and Sarah. I must confess that I often have to stop the podcast to read what Logan has just said. His references make me laugh. I’m still learning much of the terminology. Thank you for making a fun and informative podcast

Talking Points

Recent interactions between the hosts and their guests.

Will rising oil prices bring us into a recession?
Q: Aren't we headed into a recession given all the pressure from oil and inflation?
Logan explains that while oil spikes raise costs and can tighten credit, the economy has shown capacity to absorb elevated energy prices historically, especially when the labor market and credit conditions don't deteriorate severely; the bond market's signals and housing data will be key to determining whether a recession materializes, rather than oil alone.
Logan Mohtashami on the economics of war and its effect on housing
Q: Is there a path to stabilization, and what would need to happen for rates to come back down?
Stabilization would require a clear resolution or easing of the geopolitical tensions, closure of the supply shock, and a reduction in energy-driven inflation; until that happens and the bond market gets a clearer signal, rate cuts are unlikely and volatility will persist.
Logan Mohtashami on the economics of war and its effect on housing
Q: What does this mean for the housing market given the current wartime environment and the volatility in rates?
The higher rate environment is starting to bite housing demand; purchase applications grew positively year over year but weekly changes show a noticeable slowdown, and ongoing volatility makes it harder for rates to stay anchored under 6% while headlines keep shifting market expectations.
Logan Mohtashami on the Fed meeting and mortgage rates
Q: How might the Iran conflict influence future Fed actions?
He suggests the Iran conflict adds a variable that could keep policy restrictive longer, making it harder to justify rate cuts until geopolitical and energy-price dynamics stabilize.
Logan Mohtashami on the Fed meeting and mortgage rates
Q: What was the key takeaway from the Fed meeting today?
Logan explains that the Fed struck a hawkish tone in the press conference, inflation remains a concern, and rate cuts appear unlikely unless inflation cools and the labor market weakens significantly.
