  • Propaganda. Not rooted in fact.

This can be entertaining. But keep in mind it’s an infomercial for the real estate industry. The “expert” that comes on is a complete hack and shill for the industry. “Home price growth is slowing down and people should jump for joy.”

Anyone who points out fundamental flaws in the housing market is a “doomer.” That said, i am shocked they aren’t supportive of 50 year mortgages. They do love ARMs of course.

  • Logan needs to stop with the political analysis

Logan has said himself he’s not a political theory guy so why does he keep trying to rationalize the economic policy coming from Washington. Serious people know this is the blind leading the blind and he constantly tries to rationalize the irrational actions taken by this administration and he’s been wrong at every turn. Stick to the data dude and leave the politics to people who know what is actually going on

I love the dynamics between Logan and Sarah. I must confess that I often have to stop the podcast to read what Logan has just said. His references make me laugh. I’m still learning much of the terminology. Thank you for making a fun and informative podcast

Talking Points

Recent interactions between the hosts and their guests.

ICE’s Andy Walden on the spring housing market
Q: Where's the trend going is what I'd like to know about foreclosures, specifically FHA, you know, delinquencies.
The data show a sharp uptrend in seriously delinquent loans mainly due to slower cure activity and changes in how loans flow through loss mitigation, with FHA and lower-credit segments being more exposed, but overall mortgage performance remains relatively strong with a planned monitoring of cure rates and pipeline movements.
The big miss on jobs, escalating oil prices and mortgage rates
Q: I have another question for you, and that is, does this mean we're heading into a recession?
Recession indicators are not lining up in the classic way; unemployment remains relatively low and growth persists, so a traditional recession signal requires broader declines in production and demand, which aren't clearly present yet.
How rising oil prices affect mortgage rates
Q: What do you think will happen to mortgage rates if oil prices stay near current levels or rise further?
If oil prices stay elevated, the immediate reaction could be some pressure on inflation expectations and the potential for the Fed to adjust policy, but the mortgage market will also depend on how durable the jobs market remains and how consumers respond to energy and goods prices. In the near term, we could see volatility, but the broader trend will hinge on disinflation factors and labor market resilience rather than a one-to-one move with oil.
The economic wild cards that could lower mortgage rates
Q: What are the wild cards that could drive mortgage rates lower this spring?
The guest explains that key drivers include a potential market-driven shift in the balance between inflation signals and labor data, the possibility of the Fed taking a more dovish stance, and external shocks that push money into safe assets like Treasuries, which could lower yields and mortgage rates. He emphasizes that tariff changes, tax policy, and broader economic resilience could push yields and rates down if they surprise to the downside, but he cautions that the direction depends on how the economy performs relative to expectations.
NAR’s Jessica Lautz on expectations for the spring housing market
Q: How are mortgage rates impacting the spring market and buyer behavior?
She notes that mortgage rates have declined, which supports renewed buyer activity and makes it easier for sellers to justify listing as demand improves.
