  • Propaganda. Not rooted in fact.

This can be entertaining. But keep in mind it’s an infomercial for the real estate industry. The “expert” that comes on is a complete hack and shill for the industry. “Home price growth is slowing down and people should jump for joy.”

Anyone who points out fundamental flaws in the housing market is a “doomer.” That said, i am shocked they aren’t supportive of 50 year mortgages. They do love ARMs of course.

If you’re a lender or agent, listen to sources other than this if you want a real educat... more

  • Logan needs to stop with the political analysis

Logan has said himself he’s not a political theory guy so why does he keep trying to rationalize the economic policy coming from Washington. Serious people know this is the blind leading the blind and he constantly tries to rationalize the irrational actions taken by this administration and he’s been wrong at every turn. Stick to the data dude and leave the politics to people who know what is actually going on

  • Logan Mohtashami on mortgage rates under trade war deadlines

I love the dynamics between Logan and Sarah. I must confess that I often have to stop the podcast to read what Logan has just said. His references make me laugh. I’m still learning much of the terminology. Thank you for making a fun and informative podcast

Talking Points

Recent interactions between the hosts and their guests.

Existing home sales and the jump in first-time homebuyers
Q: Okay, well, let's talk about that first time home buyer, because that's something that stood out to me in the NAR report. That's not something that we break out in our weekly tracker.
Logan explains that the jump to 35% reflects a denominator effect and that the 21% figure from a yearly homeowner survey is not comparable to the monthly sales data; the rise is partly due to weak overall sales and high mortgage demand among the remaining buyers, so the percentage increase shouldn't be overinterpreted without considering the data source and timing.
Finance of America’s Jonathan Scarpati on shifting consumer behavior
Q: How are the best originators adapting to this new reality?
Top originators are reframing conversations to ask what the borrower wants to accomplish and then structuring solutions that help stay, upgrade, and access capital in a way that aligns with their goals.
Finance of America’s Jonathan Scarpati on shifting consumer behavior
Q: What are you seeing in the market right now?
The market has shifted rather than slowed; homeowners are staying in their homes longer, renovating, and seeking financial flexibility rather than moving, due to low rates and built-up equity.
Logan Mohtashami: It’s no longer labor over inflation
Q: So tell us why that changed.
Logan explains that after a period of strength in the labor market and softer inflation data, the dynamic shifted as energy prices rose and geopolitical tensions persisted, leading to a more cautious stance on rate cuts and a continued focus on labor market strength as a driver of inflation expectations.
Trump picks Pulte to lead national intelligence
Q: What policy or regulatory changes should industry players be watching for in the near term?
Expect ongoing emphasis on clarity and open communication with regulators, potential adjustments to credit policy discussions, and a continued push to maintain or lower housing costs through coordinated policy advocacy.
