  • Iowan looking at Akiya’s

Great information I’ve been traveling to Japan for over 25 years and have been looking at Akiya houses for a few years now that I’ve found the podcast I’ve been binge listening and am so close to buying. They really cover everything from A to Z that is needed when buying a house in Japan. All of the little things that a foreigner would not understand or even consider especially when it comes to utilities and owning a car.

  • Helpful

Very helpful for someone like me trying to buy an akiya for the first time! The only reason I’m not giving full stars is because each episode comes through as a video even if there are no visuals. This is totally messing up my ability to listen while driving and using GPS on my phone. Hopefully our tech savvy hosts can fix this soon!

  • Dreaming of buying property in Japan? Listen to this first.

This podcast is a must-listen for anyone considering buying property in Japan and makes it feel possible for even us casual listeners. My partner and I are grateful we can follow Joey and Take’s journey as a blueprint (read: learn from their mistakes lol). They strike a good balance between being fun and informative/honest. I am not a fan of the typical “two dudes talking” podcast genre, and this is not that. Joey and Take actually provide valuable takeaways each episode, catering to listeners’ ... more

Talking Points

Recent interactions between the hosts and their guests.

Making Your Way in Fukuoka, ft. Carlos Gutierrez
Q: What was the order of operations for getting set up in Japan (visa, apartment, bank, company) and what would they do differently next time?
The process began with securing the visa (fast in this case for Carlos), followed by finding an apartment, then opening a bank account, and finally establishing a company; they would optimize by securing a non-Tokyo immigration route first and accelerating the banking step, leveraging an attorney to navigate visa changes and to stay compliant during extensions.
Making Your Way in Fukuoka, ft. Carlos Gutierrez
Q: How long did it take Carlos to gather the necessary documents for the business manager visa, and what about the office requirement?
Carlos and his team navigated an older, more onerous path that required a rented office and a sizable bank balance, but they also pursued a provisional route that granted four months to establish the bank account and office after arrival, illustrating how applicants adapt to changing requirements.
Why Aren't Akiya More Attractive to Japanese Buyers? ft. Tomoa Ishihara
Q: What is your impression of foreigners buying Akiyas and moving to Inaka areas like Beppu or Hakuba?
Foreigners should be welcomed to balance population decline, but there are practical challenges, such as maintenance when properties sit unused and the long-term commitment required. It's not a casual purchase and requires responsible ownership and a strong interest in living in Japan.
We Mapped 100+ Years of Earthquake Data to Create a New Akiya Search Tool, ft. Keita
Q: Where can people find more about Keita and his work?
Keita suggests following him on X/Twitter under sleepy_keita and checking Kotoba Media for his map-oriented datasets and projects.
We Mapped 100+ Years of Earthquake Data to Create a New Akiya Search Tool, ft. Keita
Q: Tell us about the earthquake filter and how the data was built.
The overlay aggregates hundreds of thousands of earthquakes from the past 100 years, using the maximum Shindo intensity per grid cell, with interpolation to fill gaps, and it focuses on how that historical shaking would have affected homes and neighborhoods.
