The True Cost of Ownership in NYC
Q: What red flags should buyers look for in building minutes and offering plans?
Watch for ongoing scaffolding, large or frequent assessments, outstanding debt, unresolved capital needs, and details in the offering plan or special risk sections that could influence future costs and financing.
The True Cost of Ownership in NYC
Q: How do abatements affect long-term ownership costs?
Abatements reduce initial carrying costs but eventually expire; buyers need to understand remaining time, impact on monthly costs, and resale implications.
The True Cost of Ownership in NYC
Q: What is the true cost of ownership beyond the purchase price?
The panel explains that monthly carrying costs, common charges, maintenance, taxes, insurance, and potential special assessments must be considered; these ongoing costs can far exceed the mortgage payment and vary by building type.
The Man Behind the Mic
Q: What's one lasting takeaway from your IBM experience that applies to your current work?
Always keep an eye on the ball, stay competitive, and build a relationship-driven practice rather than relying on transactions; consistency and credibility matter more than quick deals.
The Man Behind the Mic
Q: What was the driving force behind starting the show and making it different from what existed at the time?
The aim was to educate and consolidate industry knowledge into a professional, reliable source for both consumers and agents, filling a gap where information and credible discussion were lacking.
