  • Love the show but one comment

Vince when u buy a gallon of gas do u ask the price per gallon or do u say will it be sufficient to get me where I want to go? Buying an apt at the end of the day is a business transaction. Of course the place has an emotional component and does it meet our needs but from a dollars and cents standpoint the one way to measure its value is per square foot. Talking Points

Recent interactions between the hosts and their guests.

How the NAR Settlement is Changing Buyer Representation in NYC
Q: How is the NAR settlement actually playing out in New York City deals today?
Conversation emphasizes upfront disclosure, explicit buyer-broker agreements, and mapping a clear value proposition to buyers; the focus is on transparency, credibility, and education to ensure deals close smoothly.
Pros vs Cons of Private Listing Networks
Q: What exactly qualifies a private network listing today?
There isn't a single universal definition; the most commonly accepted view is a listing not on the MLS but widely available, sometimes behind password-protected platforms, with variations across brokerages and trade organizations.
Lessons From Two Decades of NYC Market Cycles
Q: What signals tell you the cycle is changing before the headlines?
Inventory levels, the pace of new listings, and contract activity are early indicators; real-time data from Urban Diggs, along with boots-on-ground feedback, point to shifts before media reports.
Lessons From Two Decades of NYC Market Cycles
Q: What's the biggest misconception about reading the market in NYC?
The biggest misconception is that headlines reflect current reality; in NYC data lags, and boots-on-the-ground insights from agents and real-time contract activity are more indicative of where the cycle is headed.
The True Cost of Ownership in NYC
Q: What red flags should buyers look for in building minutes and offering plans?
Watch for ongoing scaffolding, large or frequent assessments, outstanding debt, unresolved capital needs, and details in the offering plan or special risk sections that could influence future costs and financing.
