  • Nice to see

It’s nice to see that as Rob has aged his opinions have become softer.

  • Never right

Seems they miss the point and their predictions are always off the mark. How about what can be done to renew NAR. Talk about the consumer in all this. NAR is a lobbying group mostly over the years protecting the consumer. The new group is a waste of energy. The industry needs a just and strong NAR. Improve it and support the industry. I’m not a member or an associate to the industry.

  • Strong opinions, lightly held

Joined a proptech company back in the Fall and have been desperately searching for a real estate podcast with real opinions. That search is officially over and has ended with a couple of old genxers. These guys are great, highly recommend.

  • Intelligent

Binge listened to just about every episode! Love the interviews, nerdy humor & thought provoking dialogue. Hands down one of the best real estate podcasts. I wish we would implement this IRC-like ability to login to chat rooms to socialize w other real estate friends & colleagues, because of the Covid narrative . That concept was so nostalgic of my childhood :D

Talking Points

Recent interactions between the hosts and their guests.

Jack Miller on Lists, Trends, Marketplaces and CoStar.
Q: How do they interpret the business model differences between CAP (unit economics) and traditional models?
They explain that traditional models tend to yield higher agent take-home pay but require higher broker expenditures, while unit-economics models show lower per-agent take-home but lower broker costs; overall, margins improve as costs per transaction decrease and tech/AI support scales.

Q: What was the biggest fight or controversy in the rankings process?
The biggest debates centered on the influence of Varun Krishna post-Redfin deal, the forward-looking elements of the methodology, and how to handle retirements (e.g., Bob Hale and Mary Jo Cohen) by moving incoming CEOs onto the watch list.
How will the portals respond to the Compass-Anywhere deal?
Q: How do you see Zillow responding to the acquisition?
Zillow's response could range from ramping up marketing against private listings to possibly becoming a franchise themselves, depending on how the acquisition unfolds.
How will the portals respond to the Compass-Anywhere deal?
Q: What do you think of Compass acquiring Anywhere?
It's a huge move that indicates residential real estate will likely become dominated by a few large firms, similar to commercial real estate.
The Duel over Dual Agency
Q: Should there be more stringent rules about dual agency at the team level?
Hosts agree that consumer perceptions around dual agency within teams warrant further scrutiny and potentially new regulations.
