Talking Points

Recent interactions between the hosts and their guests.

4.7.26 VA Delinquencies; Moder's Erik Anderson on Palantir Partnership; War Moves Rates
Q: Some people are attacking the underwriting side of things, some people are attacking the point of sale. You're going for servicing. Why did you feel like that is the best part of the process to go after disruption-wise?
We're all in on mortgage servicing because it gives us a comprehensive view of the lifecycle and a clear, scalable path to apply AI in back-office operations, which are time-intensive and involve a lot of repetitive data work. Focusing there lets us improve efficiency, reduce friction for servicers, and upskill employees by moving routine tasks to AI while preserving the essential business context and compliance requirements.
4.10.26 Mailbag Friday; CIC Credit’s Don Clement on Scoring Models; CPI Hot Hot Hot
Q: Should lenders still rely on soft pulls, or will those disappear?
Soft pulls will likely be reduced but not disappear entirely; dual soft pulls may remain to provide a middle score while preserving some angle on trigger lead sales.
4.10.26 Mailbag Friday; CIC Credit’s Don Clement on Scoring Models; CPI Hot Hot Hot
Q: When will Vantage scoring be accepted with pricing grids, and how might that affect costs?
Pricing grids for Vantage scoring are not yet widespread; once pricing grids exist, there could be initial cost reductions due to pricing leverage by Vantage and the repositories, but the long-term impact depends on adoption and market competition.
4.10.26 Mailbag Friday; CIC Credit’s Don Clement on Scoring Models; CPI Hot Hot Hot
Q: Where do you think trigger leads regulation will land, and is the practice being restricted or reshaped?
The practice is being reshaped rather than eliminated; expect fewer solicitations and a greater emphasis on opt-in consent, with the industry moving toward more selective, relationship-based lead generation.
4.6.26 Reshaping Housing Demand; Nestment’s Niles Lichtenstein on First Time Home Buyers; Prepayment Characteristics
Q: What institutional assumptions need to change to restore mobility into homeownership?
We discussed shifting away from the starter-home mindset and embracing models that recognize equity can be built through multiple pathways, including duplexes, TICs, and co-ownership, combined with coaching and data-driven guidance to help buyers act sooner and with confidence.
