  • Very educational for landlords with questions.

I have listened to every episode of this podcast. I have three rentals and have found this extremely helpful. Talking Points

Recent interactions between the hosts and their guests.

REPLAY - The ABCs of ESAs with Returning Guest Krista Reuther
Q: How should landlords handle documentation for ESAs without violating rules?
Refer tenants to HUD guidance on documenting need for an assistance animal in housing, ask for information by a set date, avoid pressuring for specific medical documentation, and use the information to determine reasonable accommodation rather than diagnosing a disability.
REPLAY - The ABCs of ESAs with Returning Guest Krista Reuther
Q: What can landlords ask about animals during tenant screening?
Landlords can ask generally if the tenant has any animals and whether they have a service animal or ESA, but must avoid selective questioning and must not deny solely because of an ESA/service animal; intent is to gather information to assess reasonable accommodation needs.
REPLAY - The ABCs of ESAs with Returning Guest Krista Reuther
Q: What's the difference between a service animal, an emotional support animal, and a pet?
Service animals are individuals with specialized training and typically assist with a disability, ESAs are for mental health support and may not have formal training, and pets have no professional purpose; landlords should understand these distinctions to apply appropriate policies and accommodations.
Credibility Filtering: Why Context Matters More Than Opinions with Marcin Drozdz
Q: So let's take us back to the early days. Tell us your hard, awkward conversations just getting started.
Marcin explains that the first big awkward moment was telling his parents he dropped out of law school and pivoted to sales, driven by a belief in entrepreneurship. He emphasizes the value of curiosity over confrontation and how questioning credibility helps him decide whom to trust in business.
REPLAY - Choose Your Hard with Tara Zaluski
Q: What guided your decision to pursue a real estate license after years in other ventures?
Fear of stepping into the unknown and comfort with what was familiar delayed the license, but eventually the pull of real estate and a plan for long-term impact led to getting licensed in 2018.
