Reviews

  • Unconscious Bias...Present

In the episode about “unconscious bias and racism”, the host clearly and multiple times states “he” and “his” when talking about the poorly written appraisal report. So if we want to open a conversation about biases...maybe start with the host. Even if she already knew the report was written by a male doesn’t mean the listeners do

  • Good podcast

Like mr. Pat turner, I can’t wait for the fallout from the AVM and hybrid failures. They can’t blame appraisers.. we have been shouting for the last year and a half about this.

Talking Points

Recent interactions between the hosts and their guests.

What We Learned in Seattle (And Why It Matters to You)
Q: All right. How do appraisers handle the valuation of basements, and should realtors factor in basements when generating CMAs?
Appraisers should value below-grade finished square footage based on market comparables and market reaction, not a fixed rule such as 50%. The work file should contain market-supported arguments and comparables to justify the value, regardless of finished basements.
Meet the Rising Star of the Year | Buzzy Awards 2026
Q: Give us a little background on Courtney. Who are you?
Courtney describes a career rooted in banking and entrepreneurship, with early experiences in loan signing, notary work, and property inspections, which gradually led her into the appraisal industry and shaped her interest in both residential and commercial work. She highlights joining the AEI/Appraiser Development Initiative and the value of coursework and mentorship in building confidence to pursue appraisal full-time.
Stop Thinking Like an Appraiser and Start Thinking Like a Valuation Professional
Q: Should I stay in residential or pivot to commercial, or exit appraisal entirely?
Tidwell advises finishing hours first, then exploring opportunities, and emphasizes having conversations with peers and mentors to determine the best long-term path, balancing stability and growth.
The Next Generation of Appraisers Starts Here
Q: Should I contact my E&O now or wait it out?
The hosts and Bryan advise to assess the credibility of the threat, contact your E&O carrier and attorney if the threat is tangible, and ensure your policy notification requirements are met; if it's a vague threat, remain cautious but avoid escalating the situation, while preserving litigation support options if needed.
Short-Term Rentals, Non-QMs, and the Art of Saying Just Enough
Q: What does the 3.6 transition mean for appraisers and their clients?
It streamlines how data is presented, emphasizes structured yet flexible commentary, and allows readers to access the reasoning in the same section as the identified issues, improving clarity and usability.
